What does this all mean?
Sales are down, but inventory levels are still historically low. When you factor in the huge gain in median sales price, you can see that the housing market is still performing very well. There is a lack of supply more than lack of demand slowing down the sales.
While that is a positive, we are seeing pricing rise the most in the lower price point of $400,000 and under. There is clearly a lack of supply of starter and first-time buyer homes on the market. Since new construction cannot fill the inventory in those segments, those properties continue to sell rapidly.
Another interesting point from the data shows that sales in rural areas have declined, but sales in urban areas have increased. This is due to the higher fuel costs, pushing people to re-locate closer to town to reduce travel costs.
As far as new construction with lower lumber costs, it is a great time to re-consider building. Between the interest rates dropping nearly 1 point from July, the average customer will save nearly $40,000 on a $400,000 loan just from the interest rate drop. Add in the savings from the lumber drop and you have another $10,000-$15,000 in reduction, making it a much more favorable environment for building than that of 60 days ago.
Lastly, if you have owned a home for more than 3 years there is a tremendous amount of equity in your home that you can capitalize on. While you may not get as much as you would have if you sold in January of 2022, you would still cash in a ton of gains just by selling your home!

]]>As a veteran of touring the show one of my stops is always with the paint companies like Sherwin Williams, Hallman Lindsey, PPG, Behr, and others to find out what their professional designers see as the upcoming trend colors. While this year not all of those companies were represented at the show, we have a good idea of what’s in store for the next year or two.
From the information we have gathered, it appears that there will be a gradual shift away from the cool white and grey color scheme that has dominated the construction industry for the last 3 years.
While we are trending away from the cool greys, it is not shifting drastically. Rather, we are seeing more of an earthy grey as the preferred color which allows for more bold accent colors to be used in the home.
The 2022 Color of the Year by Sherwin Williams is Evergreen Fog SW9130. This soft earthy green color pairs well with both natural wood tones and white/off white tones so no need to worry that your entire home will not match anymore if you use this color.
Sherwin Williams was not the only manufacturer to highlight soft green, in fact all major paint companies are highlighting this version or tone of green as their trending color for the year.
Here are some other colors and uses to keep an eye out for:
If you are looking for bold moody colors, Iron Ore and Urbane Bronze are dark neutral colors and Naval will give you that deep moody blue color.


For nice base wall colors Alabaster, Natural linen, and Agreeable grey are recommended to blend with these new tones.
If you are seeking a small pop of colors consider Inky Blue, Cucuzza Verde, Blackberry or Sierra Redwood to add that needed pop to your home.
As you can see we are transitioning slowly from cool gray to warmer gray and bringing more earthy colors back into the inside of the home.
Once interesting thing to note is that this is not true for the exterior of the home where cooler greys, whites, deep blues, and blacks are becoming more and more prevalent.

In the great Waukesha 7-County area we saw average sales prices exceed the listing price by .8% on existing homes and 1% on new homes. Days on the market dropped to around 30 days on market which means once the home is listed it sells almost immediately.
We predict another solid year for housing but we expect it to cool down slowly throughout the year. The low interest rates 3.07% will be going up. Expect at least 3 Fed rate increases and 3.9% interest rates by fall.
This will reduce demand slightly, and allow inventory levels to rise up a bit to more normal levels. While we still expect to see gains on home values in 2022 expect lower single digit gains this year as rate increases slow buyer activity. The plus side to slightly higher rates is that many of the investment companies will stop buying properties with higher rates and make room for some more entry level buyers.
As far as new construction activity nationally we expect to see about 1.1 million home starts for 2022 which is slightly more than 2021. The number would be greater however, lot supply, lack of skilled labor, and serious supply chain issues will extend production lead times and hold back construction.
Speaking of supply chain issues, we are seeing lead times of over 12 weeks on the following products: Windows, Cabinets, Exterior doors, Garage Doors, Custom plumbing fixtures to name a few. This is about three times the normal lead time. These products will also likely cost more.
Speaking of costing more, lumber is back on the rise. After maxing out at $1400 for 1000 board feet in May of 2021, it dropped to about $450 per 1000 feet in Fall. It has been bouncing back up and now that the Biden administration doubled the Canadian Lumber tariff from 9% to 18%, prices on an average home are up $10,000 from fall. Lumber mills have not increased production to meet the demand.
The other pricing challenge will be lot availability and prices. The average lot for sale in the 7-County area in MLS is $159,742 and the average lot sold for roughly $24,000 more than the previous year.

]]>We explore some of the key data from 2021 compared to previous years to show what changed in the home building industry.
First, we studied the homes sale activity 7 County Market including Waukesha, Washington, Racine, Ozaukee, Jefferson, Dodge, and Walworth Counties through the Multiple Listing Service.

As you can see, average list prices rose 18% in 2021 from the previous year. Average sale price increased by 21.9% indicating that lack of supply is putting upward pressure on lot pricing.
When combined, the increase in lot prices with the increase in new home costs showed a $78,000 increase in new home construction cost in 2021 whereas existing homes increased approximately $30,000 on average in the same area. The new average lot price on the market has leapt to $159,742!
Nationally, the data for permits shows a 91,000 increase in building permits. Here in Wisconsin, permits were up 6% for the year with 568 new projects applied for.
Another staggering thing to note is that in 2020, only around 1100 lots were created in the 7 county areas whereas over 2300 homes were permitted. This indicates that a lot shortage could be happening and further evidence of why lot prices are climbing significantly.
One other interesting point to note is that the National Association of Home Builders tracks housing affordability. Affordability index dropped 20 points in 2021 and home buyers were spending 2% more on the home payment as percent of their income.
Housing affordability should be at the forefront of discussion with all elected officials as this continues to be a major issue in the marketplace. Long approval processes for new developments, high minimums, and limited flexibility on density need to be further explored.
Overall, the 2021 housing market was one of the best ever. However, the supply chain issues, lack of labor, and spike in lumber prices hampered new construction activity in 2021.
