Most cleanroom teams don’t struggle because they’ve chosen a wipe that’s obviously unsuitable. Problems usually appear further into the detail.

A dry wipe is placed beside a solvent dispenser. The procedure says to wet the wipe before cleaning a component. One operator gives it two pumps. Another gives it four. Someone else wets only one corner because that’s how they were trained on a previous line. All three believe they’re following the same process.

They aren’t.

That’s the point cleanroom cleaning conversations often miss. We spend plenty of time discussing particle counts, linting characteristics and cleanroom classifications, but the wipe should be considered alongside the chemistry, dose and technique used to deliver the cleaning action. Once you look at it that way, wiping stops being a consumable issue and becomes a process-control issue.

A Wipe Is Not Neutral

In controlled manufacturing, a wipe interacts directly with the surface being prepared. Its substrate determines how it picks up particles, retains liquid, releases solvent and behaves under pressure. The wipe’s construction affects abrasion and fibre generation. The edge treatment influences cleanliness when used.

So, two wipes described as “low lint” can behave very differently.

A polyester-cellulose nonwoven may suit applications where absorbency is important. A continuous-filament polyester wipe may be preferred where low particle generation is the priority. Elsewhere, resistance to aggressive solvents or structural integrity during repeated passes may be more important.

I wouldn’t start by asking, “Which cleanroom wipe is best?” I’d ask, “What does the surface need to look like when this step is finished?”

The answer might be particle controlled, free from processing residue, ready for bonding or prepared for coating. Those outcomes can justify different wiping specifications.

Cleaning Is Often Upstream of Something More Important

The cleaning stage is rarely the end of the process. More often, it prepares the surface for what comes next.

Consider a bonded aerospace component. If residue remains on the substrate, the concern isn’t simply that cleaning was imperfect. The concern is whether the subsequent bond achieves the expected performance.

The same principle applies to electronics, optics, medical devices and precision engineering. A wiping step may sit immediately before coating, assembly, inspection or packaging. Variability introduced during cleaning can travel downstream.

Manufacturers are normally disciplined about process inputs. Adhesive ratios are specified. Cure times are defined. Temperatures are monitored. Yet cleaning can still be written as little more than “wipe surface with solvent”.

That wording hides considerable variation.

Where Inconsistency Enters

Manual solvent application is one of the clearest examples.

When operators apply solvent to a dry wipe, the actual dose reaching the surface depends on how much liquid they dispense, how evenly the wipe is wetted, how quickly they begin cleaning and how much evaporates before contact.

None of this automatically makes a dry-wipe process unsuitable. Many processes use dry wipes successfully. The issue is simply that the variability exists, so it needs to be recognised and managed. Operator technique contributes too.

Applying pressure affects how well the wipe contacts the surface, while excessive force increases abrasion or pushes contamination around, not lifting it away. Folding is important because it creates several clean wiping faces, allowing an operator to fold a used section inward and expose a fresh surface for the next pass. Wipe direction also plays a role, as controlled, one-way strokes help move contamination away from the cleaned area rather than redistribute it.

A procedure can look consistent on paper while being inconsistent at the surface.

Pre-Saturated Wipes Solve a Different Problem Than Many People Think

Pre-saturated wipes are often discussed as a convenience product. I think that undersells their most interesting value.

Their real advantage can be control.

By combining a defined substrate with a known chemistry and saturation level, part of the operator-dependent dosing step is removed. The cleaning action becomes easier to reproduce because one variable has already been engineered into the consumable.

That doesn’t mean pre-saturated wipes are automatically right for every task. Solvent volatility, packaging constraints or task duration may also favour another approach.

The useful question is whether controlled dosing improves consistency for the specific task.

If a technician is preparing twenty identical parts for bonding, and the procedure depends on applying a reasonably consistent amount of solvent to every surface, then the quantity of chemistry reaching each component deserves as much attention as the wipe itself.

“Low Lint” Is Not a Complete Specification

A common mistake is to specify the wipe in isolation. To improve this, start with the application.

Ask the following questions. What surface is being cleaned? What contamination is present? Which chemistry removes it without damaging the substrate? How much liquid should reach the surface? How quickly does it evaporate? What level of particle or fibre release can the process tolerate? What condition must the surface reach before the next operation begins?

The wipe then becomes one element of a defined system.

This approach also exposes false economies. A cheaper wipe that needs more solvent, more passes or repeated cleaning may cost more in practice. Extra solvent consumption is visible. Lost operator time is less obvious. Rework caused by poor surface preparation is more expensive again.

The purchase price of the wipe is often the smallest number in that calculation.

ISO 14644-18 also reflects this broader way of thinking by considering cleanroom consumables in relation to product requirements, process requirements, cleanliness attributes and functional performance. That’s more useful than choosing a product simply because its description says “cleanroom compatible”.

Treat Wiping Like Any Other Controlled Process Input

The shift is conceptual.

Instead of asking whether a wipe is suitable for a cleanroom, ask whether the complete wiping process is suitable for the manufacturing outcome.

That means defining the substrate, chemistry, saturation level and wiping method together, then checking whether the combination produces a repeatable surface condition.

Sometimes the answer will still be a dry wipe and manually dispensed solvent. Sometimes it’ll be a pre-saturated system.

The important point is that those decisions should be deliberate.

In a controlled environment, the wipe isn’t something used around the manufacturing process. It’s one of the inputs that helps determine what the process produces.

A cleaning team may know exactly how to treat a surface, yet have no safe way of reaching it. A rope access technician can solve that problem, but access alone does not guarantee that the surface will be cleaned correctly.

That gap is often overlooked.

High-level cleaning combines two different areas of judgement. One concerns the material, contamination and required finish. The other covers rigging, positioning and working safely at height. Problems arise when either side is expected to fill in the blanks left by the other.

A brief that says little more than “clean the upper façade” may be enough to request a price, but it is not enough to plan the work properly. The access specialist needs to know what the surface is made from, what has built up on it and what result is expected.

First Ask Whether Specialist Access Is Needed

Rope access should not be selected simply because the work is high up.

The first question is whether the area can be cleaned from inside the building, from an existing walkway or with ground-operated equipment. Water-fed poles and permanent access systems may cover much of the elevation, leaving ropes for isolated sections.

Take a glazed atrium. Lower panes may be reached from a mobile tower, while the structure above the central void requires rope access. Treating the whole job as a rope access project would add cost and introduce work at height where it offers no advantage.

The opposite mistake also occurs. Teams sometimes stretch ground-based methods beyond their practical limits because specialist access appears expensive. This can result in incomplete cleaning, poor equipment control or unsafe use of ladders and poles.

The building and task should determine the method, not whichever equipment happens to be available.

Treat Access and Cleaning as Separate Decisions

Selecting rope access does not settle how the surface should be cleaned.

A process that works well at ground level may become difficult at elevated levels. Hoses can snag around projections and powered equipment may affect a technician’s balance. Containers require secure attachment, while water can run further than expected across an uneven façade.

The cleaning lead should explain the proposed process before mobilisation. That includes the products, tools and rinsing method. The access specialist can then decide whether it remains practical at height.

Sometimes only a small adjustment is required. A lighter tool may replace a large brush, or the work may be divided into shorter sections. Other tasks need a different approach entirely.

This is why both disciplines should be involved before the ropes are rigged.

Start With the Surface

The same stain may require a different treatment on glass, coated metal, render or stone.

Glass can appear straightforward, although nearby seals and frames may be more vulnerable than the pane. Unsuitable chemicals or abrasive pads can alter coated aluminium. On painted steel, cleaning may expose corrosion hidden beneath surface dirt.

Render facilitates other concerns. Excessive pressure can remove weak coatings or drive water into cracks. Heritage masonry requires the most constraint, particularly where the surface has weathered or was previously treated.

The cleaning specification should therefore begin with the material rather than the equipment.

A discreet test area can establish whether the stain lifts and whether the treatment changes the surface. It also helps everyone agree on a realistic finish.

A “clean building” is a subjective term. For older, heritage buildings, a controlled improvement should be the goal, whereas modern buildings look best with a bright and uniform appearance. Previous repairs and natural variation may remain obvious and trying to erase every single mark may cause more damage then leaving some staining in place.

Do Not Assume Every Mark Is Dirt

Close access allows technicians to see details that are difficult to identify from the ground.

A dark streak may look like pollution, but prove to be water escaping from a failed joint. Rust staining could originate from a concealed fixing. Green growth may show that one area remains damp long after rain.

Removing the mark without recording its likely cause produces a temporary cosmetic improvement. It often returns because the defect remains.

High-access specialists are not substitutes for surveyors, but they can photograph what they find and provide clear locations. That evidence may help a building manager decide whether further investigation is needed.

The information also affects the cleanliness itself. If staining is caused by an active defect, using a stronger product is unlikely to produce a lasting result.

High-level cleaning should therefore be treated as an opportunity to observe the building closely, not only to improve its appearance.

Consider What Is Happening Below

A rope access plan naturally focuses on the person working at height. The area beneath them deserves equal attention.

Water may run across entrances or drip onto vehicles. Wind can carry spray beyond the immediate work area. Dirt, coating fragments or small pieces of failed material may fall from the elevation.

A few cones directly below the technician may not provide enough protection.

The exclusion zone should reflect the task, weather and shape of the building. Entrances may need short closures or temporary coverings. Tools should be tethered where appropriate, while containers and equipment must be secured.

Open windows and ventilation inlets are easy to miss. Overspray can enter occupied spaces or be drawn into an air-handling system.

Cleaning teams often know the daily pressures of a site better than the access contractor. They may understand when deliveries arrive, which entrance must remain open and when pedestrian movement is highest. Sharing that knowledge allows the work to be planned around the building rather than forcing the building to work around the cleaning.

Give Specialists the Full Picture

Photographs help, but they rarely show everything needed to plan rope access for high-level cleaning.

A proper assessment should consider how the roof is reached, whether suitable anchors exist and whether fragile materials are present near the rigging area. At ground level, pedestrian routes and vehicle movements may affect the programme.

Known defects and sensitive finishes should be disclosed. Uncertainty should be shared too. If the cause of staining is unknown or a coating has not been identified, it is better to arrange testing than to make assumptions.

This produces a more reliable quotation and reduces the risk of changing the method after work has begun.

Rope access is often efficient, but it is not suitable for every task. A mobile platform may be better where heavy equipment is needed. Scaffolding can make more sense when several trades require prolonged access to the same elevation.

A credible specialist should be prepared to recommend a different system when it suits the work better.

Keep Communicating During the Clean

Conditions can vary across the same building. One panel may clean easily, while the next has a weakened coating. Stone that looks sound from below may show erosion at close range.

Technicians need a clear way to report these changes. They also need permission to stop.

A change in colour, texture or stability should prompt a review. The cleaning lead can then adjust the treatment, seek further advice or leave the affected area alone.

Photographs and observations should be retained after completion. They can explain why certain sections were treated differently and highlight defects that may require attention.

Cleaning teams do not need to become rope access experts, and access technicians should not be expected to make every decision about the surface. The best work happens when each side understands its own role and knows when to involve the other.

Rope access is most valuable when it provides more than a route to an awkward location. Used well, it allows cleaning teams to work carefully, respond to changing conditions and learn more about the building while they are there.

While dirty protests are rarely discussed openly, for those working in hygiene and sanitation, such incidents represent a very real and complex biohazard that must be managed efficiently and discreetly.

A dirty protest is when a person intentionally urinates or defecates outside of designated sanitary facilities or spreads waste across the surfaces of a confined area. They are most commonly associated with law enforcement settings such as prisons or police cells, but also occur in other premises such as retail shops and hospitals, and public spaces.

While the term “dirty protests” may suggest a singular act of defiance, the reality of the motivation behind such incidents is more complex. Many cases are deliberate forms of protest or resistance, while others may be linked to underlying mental health challenges or substance misuse. Recognising this distinction is essential as it shapes both the immediate response and the longer-term management strategy, allowing organisations to move beyond reactive clean-up.

Facilities managers and those working in hygiene and sanitation must be properly informed on the risks and complexities of handling dirty protests so that incidents can be managed safely and premises can be returned to use as quickly as possible.

The importance of specialist biohazard management 

Contrary to common assumptions, the risks associated with dirty protests extend beyond what is immediately visible. Bodily fluids such as faeces, urine, blood and vomit can carry a wide range of pathogens, including E. coli, Salmonella and Shigella,  viruses such as Norovirus and bloodborne infections such as Hepatitis B and C. In custodial settings and other controlled environments where vulnerability, close contact and underlying health conditions may be more prevalent, this risk can be further increased.

Once introduced, these microorganisms do not remain on the surface. They can penetrate porous materials, settle in hard-to-reach areas, and form biofilms – protective layers that allow them to persist even after routine cleaning.

This means that standard cleaning, which focuses on visible cleanliness, is not sufficient. Incidents of this nature require specialist intervention and disinfection to eliminate pathogens at the microbiological level and safely remove hazardous materials to avoid contamination.

The challenge is compounded by aerosolisation, whereby contaminated material is disturbed during an incident or clean-up, and microscopic particles can become airborne. This increases the risk of inhalation and cross contamination. In these environments, appropriate personal protective equipment (PPE) is essential as it protects against surface and airborne exposure, particularly in enclosed spaces.

This means a structured, specialist response is always required for a dirty protest.  Only then can the space be safely returned to use.

The risks associated with improper cleaning standards 

Failure to properly manage a dirty protest can have serious consequences that extend beyond immediate cleanliness. Under COSHH regulations, employers have a legal duty to control exposure to biological hazards and ensure staff are appropriately trained. Failure to do so may expose workers to infection and result in breaches of duty of care.

The operational impact can also be significant. Areas affected by contamination often cannot be returned to use until they have been fully decontaminated and verified as safe. In environments where space is limited, and demand is constant – such as custodial settings, healthcare facilities and other controlled environments – this can quickly create wider operational pressures.

In some cases, contamination may extend beyond the initial site. Adjoining fixtures, ventilation systems and shared facilities such as bathrooms or washrooms may also require treatment, increasing downtime and resource requirements. Improper cleaning can also leave behind residual pathogens, turning a one‑off incident into a recurring operational and reputational challenge.

If not managed, the risks following a dirty protest are not confined to just contamination; they can extend to significant business disruption, which is particularly worrying in public sector facilities.

Building resilience 

A truly safe, resilient business environment demands a proactive approach to dirty protests and training to ensure colleagues can recognise when specialist intervention is required.

It is also vital that businesses are prepared for the complicated and sensitive circumstances surrounding these incidents. This not only helps protect staff and customers but also ensures clean-ups can be turned around as quickly and effectively as possible to prevent wider operational impact.

The CHSA’s five Accreditation Schemes maintain a recognised high standard of product performance and guarantee “what’s on the box, is what’s in the box”. In April 2024, Nicky Biggart was elected by the CHSA Council into the voluntary role of Accreditation Scheme Chair with a clear mission: to evolve the Schemes, strengthen standards, and ensure they keep pace with an ever-changing industry.

We asked her about her ambitions for the Schemes and how she unwinds outside the office.

Tell us about a typical week as Accreditation Scheme Chair?

At its heart the role is about governance and oversight.

The Schemes must be credible, which means this is much more than box-ticking. Working with the Inspector, I make sure members operate transparently and in line with standards and regulations of the relevant Scheme. As the Schemes have evolved and become tougher, we are spending more time supporting and guiding members to foster their continued compliance.

I have the tricky challenge of balancing my full-time day-job as Sales Manager UK & Europe for Evans Vanodine International plc with this role. Emails come in continually from members asking for advice and information, and I work closely with the Inspector addressing issues that might arise during audits. I work with the Membership Secretary on new member applications, attend Council meetings, Chair Accreditation Scheme working group meetings and represent the CHSA at trade events. I would not be able to do any of this without the support of Evans Vanodine!

Why did you get involved in the CHSA in the first place?

Evans Vanodine International is a long-standing member of the CHSA. I was their representative on the Council and active in setting up the Accreditation Scheme for Manufacturers of Cleaning Chemicals.

During COVID the chemical manufacturing industry became a little like the wild west, new entrants making extreme and misleading product claims. I came together with the members of the Accreditation Scheme to embed the need for robust and transparent evidence into the Accreditation Scheme technical regulations and standard.

What’s a misconception about the Accreditation Schemes?

Some think it just another marketing logo to stick on your website to look good! That’s a very long way from the reality. We have rigorous standards and technical regulations, and compliance is independently audited. It’s not about looking credible; it’s about being credible!

What do you think members might not realise about the work that goes into maintaining the Schemes?

What many don’t see is the work to align with existing legal regulations and standards. This means we must stay up to date with new regulations, integrate the relevant ones into our Scheme standards and bring members with us. It’s complex … and it never stops!

What are the biggest challenges facing cleaning and hygiene suppliers today?

We are dealing with increasing competition from overseas product. Their pricing may be competitive, but their manufacturing processes do not always align with the standards we expect in the UK and transparency can be a challenge. Costs across raw materials, transportation and packaging are rising quickly. Employment laws are becoming tighter and environmental regulatory compliance is getting much tougher. Balancing these challenges is complicated.

What do you enjoy most about working with the CHSA?

I’ve been in this industry for over 36 years, with distributors and manufacturers; I understand the challenges and value the industry from all perspectives.

Working with all members to support them and evolve and shape standards is very satisfying. It gives me the chance to contribute beyond commercial goals and give something of real value back to the business-to-business professional cleaning and hygiene industry.

If you had to describe the CHSA in three words, what would they be?

Where will we find you outside the ‘office’?

I love the outdoors.

I love competing in dressage and showjumping on Vigor, my horse. My two mad working springer spaniels keep me climbing the Lake District fells near home and when I get the chance in the summer, I sail along the Northumberland coast.

If you weren’t working in this industry, what do you think you might be doing?

I honestly cannot think of anywhere else that would provide the same access to such a wide network of amazing people and offer the opportunity for travelling to various parts of the world and receiving wonderful hospitality!

Finally, what message would you like to share with CHSA members?

Our combined strength lies within the Scheme standards we commit to. It protects the credibility and trust in our products and ensures customers can make confident buying decisions.

The Challenge

As Abbee’s fleet grows, it’s inevitable that some units reach end-of-life for commercial deployment. These units may no longer meet the performance, service, or support requirements expected for customer sites.

At the same time, prison workshop programmes often require practical equipment to support structured activity and skills-based tasks, while operating under strict access, safety, and compliance constraints.

The objective was to create a clear, responsible process that:

  • Prevents usable robotic vacuuming equipment from being disposed of prematurely
  • Ensures end-of-life units are handled appropriately and transparently
  • Supports a controlled, supervised prison rehabilitation workshop environment

The Approach

Abbee established a straightforward process to identify and prepare end-of-life units suitable for repurposing.

Key principles included:

  • Clear classification: Units provided were explicitly end-of-life and not intended for commercial cleaning operations.
  • Controlled handling: Units were transferred through appropriate channels and aligned to site requirements.

Within the workshop setting, the end-of-life units are used for structured, supervised tasks designed to support practical engagement and skills-based activity within a prison setting.

Rehabilitation Value: Skills and Work-Ready Behaviours

Within a supervised workshop setting, working with end-of-life Abbee units supports structured rehabilitation activity by providing practical tasks with clear steps, standards, and outcomes.

Participants can develop transferable skills such as attention to detail, following documented processes, basic fault-finding, and completing work to a consistent standard.

The programme also reinforces work-ready behaviours – turning up, working safely, communicating progress, and taking responsibility for tools and tasks – helping create a more purposeful routine and building confidence through hands-on achievement.

Typical activities can include:

  • Initial inspection and condition checks: Identifying visible wear, damage, and missing components.
  • Component identification: Learning the purpose of key parts and how they fit together.
  • Basic disassembly and reassembly (where permitted): Following a step-by-step process to remove and refit non-sensitive components.

All activity is carried out under local supervision and in line with site requirements.

Outcomes

The programme delivered value across three areas:

Reduced waste and improved lifecycle management

Repurposing selected end-of-life units extended their useful life and supported a more circular approach to hardware.

Meaningful use in a controlled environment

The units provided practical equipment for structured, supervised activity, supporting purposeful engagement.

A repeatable end-of-life pathway

The process created a replicable model Abbee can apply as additional units retire from commercial service.

Responsible product lifecycle management is not limited to performance during active deployment. It also includes thoughtful decisions at end-of-life balancing sustainability, practicality, and compliance.

Sam Worden is Chief Operating Officer of London-based NGB CLEAN, a cleaning and support services social enterprise focused on changing lives and delivering social value with a commitment towards sustainability. Below Worden explains how she has successfully implemented  the use of reusable, eco-friendly gloves which she thinks could be a game-changer and slash the mountain of waste in the cleaning sector caused by widely used disposable single use gloves.

Since entering the commercial cleaning sector I have always felt a compulsion to do everything I could to protect the environment. But it was during the challenging period of COVID-19 and Lockdowns that it struck me how much PPE was being wasted after minimal use.

I started researching about gloves and came across Polyco’s reusable Pura gloves which to date have been largely used in the food processing sector and are little known about in cleaning and FM circles.

Working collaboratively with our supply partner, The Maintenance Supply Company, and Lorraine Larmen – a Health & Safety leader in the cleaning sector, I challenged the availability of suitable reusable gloves that we could use in our daily cleaning operations. Since using the Polyco gloves across NGB CLEAN sites, we have cut the annual consumption from 2400 disposable gloves to just 24 pairs of reusable gloves per cleaner, per year.

These flocklined gloves will also last between two to three months for our fulltime janitors under typical daily cleaning conditions. The gloves also feature handy colour coding (red, green, blue and yellow) which align well with different cleaning zones, and make it easier to manage contamination risks.

We have had such an overwhelming success with these gloves that I have been in discussions with several large cleaning and FM companies who fully appreciate how our sector needs to find further ways of tackling waste, including a move towards the widespread use of a more sustainable type of cleaning glove.

Cleaning protocols ensure the Polyco gloves are washed and stored appropriately and in line with health and safety guidelines. Our teams at NGB CLEAN have the option to change their gloves at least once or twice per month – however some have found them lasting for 2 to 3 months.

Whilst engaging with several companies who have shown a keen interest in trialling these  gloves I have also spoken to several others who have little knowledge of reusable options, highlighting an ongoing opportunity to educate and disrupt. There is no room for complacency when it comes to continuing the fight against waste.

Polyco Pura gloves meet the required standards to protect cleaning operatives’ hands, they are chemical safe and their colour-coded availability offers a competitive edge in contamination control, which is not widely practiced with single use gloves, which are generally made from one of three unrecyclable materials: nitrile, latex or vinyl.

Elsewhere there is a significant and growing drive to reduce the amount of disposable gloves used during cleaning tasks in the NHS and social care environments, driven by sustainability goals, environmental concerns, and skin health awareness.

This initiative is often referred to as the “Gloves Off” or “Glove Awareness” campaign, which has gained momentum following a surge in plastic glove usage during the COVID-19 pandemic.

Several NHS Trusts across the UK have implemented “Gloves Off” campaigns to encourage staff to critically assess whether gloves are necessary for a task. The NHS is working towards net-zero carbon goals, and the reduction of single-use plastics—including billions of non-sterile gloves—is a key priority.

I know there is a growing clamour in the cleaning sector to tackle the huge amount of waste generated by disposable gloves and I hope I’m playing a key role in finding a solution that works and can be developed further.

Commitment to innovation and sustainability

Gwyn Hall embraces technology to enhance visitor experiences, including augmented reality glasses that transform the way audiences engage with performances and screenings. Sustainability is also a major focus. The team has moved to LED lighting and laser projectors to reduce energy usage, and Gwyn Hall is an active member of the Zero Carbon Forum. Discovering Toucan Eco

It was during a sustainability workshop that Jamie Hughes, Assistant Manager at Gwyn Hall, first heard about Toucan Eco being used in cinema complexes to reduce carbon footprints.

Hughes explains: “I was recently on a sustainability course and learnt about another cinema using the technology to remove the need for cleaning chemicals and all the plastic waste it creates. We trialled Toucan Eco and that went really well. Then a UK Shared Prosperity Fund (UKSPF) grant helped towards the Toucan Eco Auto system as well as other investments.”

Introducing Toucan Eco Auto

Toucan Eco Auto is designed for medium to large facilities and produces 20 litres of multipurpose disinfectant cleaner in 30 minutes, using only water, salt and electrolysis. Once made, the solution is stored in a tank and dispensed into bottles or buckets for eco-friendly cleaning of all surfaces. It can even be used as a mild air freshener.

The fully automatic system only requires periodic refilling of the salt container when indicated by the LED display – and when all of the solution has been used, the system automatically makes more. Quite simply, it’s foolproof.

The devices are available in a range of sizes and produce a solution certified to EN antiviral and antibacterial standards, eliminating up to 99.999 per cent of germs. Its active compounds – of hypochlorous acid (HOCl) and a very low concentration of sodium hypochlorite (NaClO) – create a powerful yet gentle cleaner at around pH 8. This allows organisations to replace over 80 per cent of synthetic chemical cleaners and the single-use plastic bottles they are supplied in.

Easy adoption and immediate benefits

“Installed in September 2025, the Toucan Eco Auto is really good, convenient and so easy to use, especially as it’s fully automatic,” continues Hughes. “We have a lot of staff working at Gwyn Hall and everyone is responsible for cleaning, so it removes any chance of human error. Plus, it’s completely safe to use – there aren’t any safety issues you get with harsh chemicals – so our staff really like it.”

The team now uses the solution to clean all areas, including surfaces, cinema seats, toilets and floors, and it is also sprayed in washrooms as an air freshener. It has replaced almost all cleaning chemicals, except for degreasers and abrasive cleaners.

Staff acceptance and performance

“Some of our staff were a little wary at first, as it sounded too good to be true,” says Hughes. “But after using the solution and seeing how much dirt it lifts – especially from the floors compared to our previous cleaner – the team has fully embraced it. Instead of using one spray bottle for one task and another for something else, Toucan Eco now does pretty much everything. It’s so convenient for us and makes cleaning here at Gwyn Hall so much easier and safer too.”

Supported by the UK Shared Prosperity Fund

The project has been funded from the UK government through the UK Shared Prosperity Fund. Managed by Neath Port Talbot Council (NPT), the aim of the funding is to support projects that invest in the area’s local heritage and culture (including the arts), which have a positive impact on wellbeing, social cohesion, tackling isolation and facilitating access to services.

Hybrid working has reshaped the rhythm of commercial buildings. With around a third of UK employees now splitting their time between home and the workplace, offices, education facilities and public buildings are operating on fluctuating occupancy patterns that can vary dramatically across the week.

For cleaning and hygiene professionals, this shift brings a new set of operational pressures. While much attention has rightly been given to touchpoint cleaning, air quality and waste management, one less visible area is increasingly causing problems: drainage systems in low-use spaces.

In traditionally occupied buildings, washrooms, kitchens and shower facilities benefit from regular daily use. Every time a tap runs or a WC is flushed, water passes through the drainage system and replenishes the trap seals fitted beneath sanitary outlets. These water seals form a simple but essential barrier, preventing foul air and sewer gases from travelling back up into occupied areas.

Under hybrid occupancy patterns, however, many outlets no longer receive this consistent replenishment. Entire floors may sit unused for several days, meeting room washrooms may see only occasional traffic, and amenities in partially closed buildings may remain idle for extended periods. In these conditions, the water retained in traps can evaporate, particularly in warm, mechanically ventilated environments.

When a trap seal dries out, the barrier between the drainage system and the occupied space is effectively removed. The first sign is often unpleasant odour, but the implications go beyond nuisance smells. Drainage systems can harbour airborne contaminants and microorganisms, and while the risks vary depending on the environment, any pathway that allows foul air to enter occupied spaces represents a hygiene concern.

For cleaning teams, the impact is immediate and practical. Complaints about odours frequently land with cleaning operatives before facilities managers are alerted. Time is then spent investigating the source, flushing outlets, and sometimes deep-cleaning areas where smells have lingered. In larger estates, establishing and maintaining flushing schedules to protect seldom-used drains can become a significant manual burden.

This reactive approach is also resource-intensive. Regular flushing consumes water at a time when many organisations are working towards ambitious sustainability targets. Coordinating access to low-occupancy areas adds further complexity, particularly where cleaning rotas have already been optimised to reflect reduced building use.

The result is a cycle that many in the sector are now recognising as unsustainable: low use leads to evaporation, evaporation leads to odours, and odours trigger reactive labour and water use to reinstate trap seals.

In response, some organisations are reassessing whether reliance on standing water remains the most appropriate method of maintaining drainage hygiene in hybrid environments. While automated flushing systems and trap primers can reduce manual intervention, they still depend on introducing water into pipework at regular intervals. That may sit uneasily alongside wider commitments to water conservation and carbon reduction.

An alternative approach gaining attention within the hygiene sector removes the dependence on retained water altogether. Waterless trap seal technologies, which use flexible membranes or one-way valves installed within existing drains, allow wastewater to flow through during use but close when the outlet is idle. By forming a physical barrier rather than a water-based one, they are not vulnerable to evaporation during prolonged periods of inactivity.

Green Drain installation

From a cleaning and hygiene perspective, the benefit is consistency. Odour control becomes less reliant on occupancy levels or manual flushing regimes. Rarely used washrooms and floor drains remain sealed without daily intervention, reducing the likelihood of complaints and unplanned callouts.

Importantly, such technologies can typically be retrofitted into existing drains without major pipework alterations, making them suitable for buildings adapting to new working patterns. For contract cleaning providers managing multiple client sites, this can offer a practical way to standardise drainage protection across portfolios where usage varies significantly.

As hybrid working continues to define how buildings are used, hygiene strategies must evolve in parallel. Drainage may be out of sight, but it should not be out of mind. For cleaning professionals tasked with maintaining safe, pleasant environments, understanding the relationship between occupancy patterns and trap seal performance is becoming increasingly important.

By addressing drainage resilience proactively rather than reactively, the sector can reduce avoidable odour incidents, support water efficiency goals and ensure that even intermittently occupied spaces meet the hygiene standards modern building users expect.
