]]>AUSTIN – (October 4, 2024) – Carleton Companies and Nelsen Partners Architects, in partnership with the Housing Authority of the City of Austin (HACA), continue to expand the historic Chalmers Courts in Austin with continued redevelopment. As the developer and builder of the newly constructed Chalmers Courts West, Carleton Companies has played a pivotal role in transforming this community into a modern, mixed-income development while preserving its rich history.
Chalmers Courts, initially built between 1938 and 1942 under President Franklin D. Roosevelt’s New Deal, has been a cornerstone of public housing in Austin for decades. Carleton Companies was entrusted to construct Chalmers Courts West, which marks the final phase of an 8-year redevelopment process initiated by the Housing Authority of the City of Austin (HACA). This phase adds 156 units to the community, bringing the total to 398 units across all three phases of the project.
Carleton Living Property Management Services, a division of Carleton Companies, is now responsible for managing all three phases of Chalmers Courts: Chalmers Courts South, which opened in 2019, Chalmers Courts East, completed in 2021, and the newly opened Chalmers Courts West.

DALLAS – (July 1, 2024) – Carleton Companies, Catholic Housing Initiative (CHI) and Dallas County hosted distinguished Dallas city and county guests to celebrate the official opening of Gateway Oak Cliff, a 230-unit, mixed-income housing community during a ceremonial ribbon-cutting.
Speakers included Dallas County Commissioner Dr. Elba Garcia (District 4); Sean Allen, representing Chad West, Dallas City Council member (District 1); Printice Gary, Managing Director & CEO of Carleton Companies; Sister Mary Anne Owens, SSND, president of Catholic Housing Initiative (CHI); and Joe Dingman, co-founder and treasurer of Catholic Housing Initiative.
Carleton Companies partnered with CHI and Dallas County through a $47 million public-private initiative to develop the much-needed three-acre project at South Beckley Avenue and East 12th Street in Dallas. Gateway Oak Cliff offers studios and one-, two- and three-bedroom apartments. Of the 230 units, 184 units are designated as affordable housing. Affordable housing targets individuals and families earning 60% or less of the Area Median Income (AMI), which is $46,000 for a single person and scales up to $66,000 for a family of four.
Gateway Oak Cliff offers stylish interiors and top quality amenities including a pool and courtyard with outdoor seating and barbeque grills, fitness center, club room, business center, library, playground, enclosed parking garage and controlled access gates.
“Our involvement in developing and managing Gateway Oak Cliff underscores our commitment to meeting the housing needs of a diverse community here in Dallas that is seeking quality housing for their families,” said Printice Gary, founder and managing partner of Carleton Companies.
The Gateway Oak Cliff site formerly housed a Dallas County administrative building, which was razed in late 2021. Dallas County and CHI currently own the rental community, with the county retaining possession of the three acres on which it sits.
Carleton Companies provided development and construction services, and Carleton Living is the property manager. Other project team members include HEDK (architect); Cross Engineering (engineers): Citigroup (construction and permanent lender); and National Equity Fund (tax-credit equity investor).
Carleton Companies has a history of helping communities where they develop and manage properties by working on initiatives like Gateway Oak Cliff. Similar Dallas projects developed by Carleton include Martha’s Vineyard Place, also the headquarters for the Deaf Action Center, and Serenity Place.
