The tiles were meant to be beige limestone in colour but these weren’t your typical glazed ceramic and were made to resemble stone including a textured surface. The rough surface of the tile and grout trapped dirt and this built up over time causing them to darken.

Ceramic tiles won’t take a sealer so I worked out a detailed quote for deep cleaning the tile and grout. The quote was accepted and a day scheduled to do the work.

Deep Cleaning Limestone Effect Ceramic Tile and Grout

The first task was to thoroughly vacuum the areas to be cleaned to remove dry particles from the surface of the tile and grout. This minimises the chance of any grit getting stuck under the pad of the machine later and then scratching the tile.

After the dry soil was removed from the surface, section by section I pre-sprayed the floor with Tile Doctor Pro-Clean diluted to deal with moderate soiling. It was left it to dwell for fifteen minutes then agitated with a scrubbing pad fitted to a rotary machine running at slow speed. Once that was done attention turned to hand cleaning the grout lines with a nylon grout brush.

Once all the agitation was done, the dirty water was extracted with a wet vacuum and the entire floor rinsed to remove all the residue of the cleaning solution. Once completed the floor was given a final rinse this time with Tile Doctor Neutral Tile Cleaner.

Sealing a Ceramic Tiled Kitchen

Ceramic tiles won’t take a sealer as they are already sealed within the manufacturing process. Therefore, once I was happy the floor was as clean as it could be the work was done.

The work was completed in less than a day and my customer was over the moon with the result. I think you will agree from the photographs the floor looks so much cleaner.

Before leaving I left the customer with instructions on how to maintain the floor together with a complimentary Tile Doctor neutral cleaner which is the best product to maintain the floor with.

After taking a look, I realised that the staining was so deep cleaning wouldn’t give a consistent look so immediately recommended colouring the grout and replacing the tired silicone sealant all of which could be done in a day. Happy with my suggestion I worked out a quote which was accepted and a date agreed.

Deep Cleaning Grout on a Ceramic Tiled Floor

To start the grout was given a scrub using pre-treat cleaner, it’s comes in a spray bottle so it’s very easy to apply. It’s an effective ready-to-use cleaner designed to clean and lightly etch the grout to achieve a superior bond with the colourant which would come next.

As part of the cleaning, I also gave the ceramic tiles a light scrub with Tile Doctor Pro-Clean which is an alkaline Tile and Grout cleaning solution. The bathroom floor was a small area so this work was carried out by hand using a scrubbing brush. Once done the floor was rinsed with water and the soiling extracted with a wet vacuum until as dry as possible.

The next step was to strip out the silicone sealant between the tile and verticals; this is done using a sharp knife until all the remnants of silicone are removed. With that completed work moved on to colouring using a bottle of Tile Doctor Grout Colourant in White. The colourant is painted onto the grout line using a small brush and any excess wiped off the tile afterwards. Two coats of colourant were needed to achieve a consistent appearance.

To finish fresh anti-mould silicone sealant in White was applied between the floor tiles and vertical surfaces.

Once complete the bathroom looked fresh and crisp giving the impression of a new installation. For aftercare cleaning I like to recommend Tile Doctor Neutral Tile Cleaner along with a two-chamber mop and bucket that can keep clean and dirty water separate.

Having visited the property to survey the floor I was able to reassure the customer that the Grout could be restored and discussed the benefits of the Tile Doctor Grout Colourants. These colourants are made from epoxy and are much more hard wearing than the paint-based product which we usually only recommend for touching up.

I worked out a quote for deep cleaning the tiles and colouring the grout with a black colourant to restore the appearance of the floor. After reviewing and answering any questions they quote was accepted and a date scheduled.

Deep Cleaning a Ceramic Floor Tiles

I started off by checking the whole floor for missing grout and then raking out the problem areas and re-filling using a fast-drying black grout.

Attention then turned to deep cleaning the Ceramic floor tiles starting with the application of a medium dilution of Tile Doctor Pro-Clean. This was left mopped onto the floor and then left for ten minutes before being worked into the tiles using a Victor Trojan floor buffer fitted with a Black scrubbing pad. The pad is run over each tile several times moving slowly with small circles to ensure the floor was getting a good scrub and I was getting everything off.

There was also a small toilet area to be done which was too small for the Victor machine so and I did this using the same process but with a handheld Dewalt polisher fitted with with a 6-inch black scrubbing pad. Once an area had been scrubbed it was rinsed with water and then all the liquids extracted using an industrial wet vacuum.

Once the floor was cleaned work started on epoxy sealing the grout using Tile Doctor Black epoxy grout colourant, this not only seals the grout but also gives everything a uniformed colour the whole way through. I didn’t need to wire brush and clean the grout on this occasion as the grout had already been cleaned earlier.

In total It took three coats of Black grout colourant to achieve the desired effect and nine hours of hard work on my hands and knees.

When finished the Ceramic tiled floor was cleaner, the black grout had been restored and my customer was very happy and requested I return to renovate two bathrooms. For aftercare cleaning I recommended they use Tile Doctor Neutral Cleaner which is a mild yet effective product.

In this case the customer had two dogs that often ran in from the garden and so the tile and grout had accumulated a lot of soiling. Unlike stone or clay tiles however ceramic tiles don’t need to be sealed so it’s mainly a question of scrubbing away stubborn surface dirt. The grout was also dirty however this is slightly porous and to clean this is always best to use a strong alkaline cleaning agent.

Cleaning a Ceramic Tiled Kitchen

To get the floor clean the tiler and grout was initially brushed with a strong dilution of Tile Doctor Pro-Clean and this was left to soak in. This alkaline cleaner gradually breaks down the ingrained dirt, then after ten minutes it was worked in with a 17-inch carbide brush. This removes the surface dirt and most of the dirt in the grout lines. The stubborn grout was then cleaned further the old-fashioned way using a wire brush and lots of elbow grease.

The now soiled cleaning solution was removed with a wet vacuum cleaner and the floor inspected to make sure it was as clean as possible. With the cleaning solution removed it became clear a few areas needed a bit more work so they were hand-scrubbed with more Pro-Clean. Once complete the floor dried with the wet vacuum again and then wiped down with warm water.

Once complete the floor looked fresh and clean and was ready for the customer later that afternoon.

The tiles were ceramic laid in 30cm square tiles and these are usually very easy to maintain however in this case it was the grout and the silicone sealant where the work was needed. This sort of work can be completed in less than a day so I was able to find a space between two larger jobs I had planned.

Deep Cleaning Bathroom Tile and Grout

I started by brushing Tile Doctor Oxy Gel on the wall tile and grout. This is a strong alkaline tile and grout cleaner, which being a gel clings well to vertical surfaces. This is important as we find these cleaners work best if allowed to dwell and soak in for a good ten minutes first.

The Gel was then scrubbed into the tile and grout by hand and then rinsed of with a high-pressure steam cleaner. The next step was to use Tile Doctor Duo Clean on all the grout lines. Duo Clean is a chlorine-based cleaner to remove mould and black spots. I sprayed it on and scrubbed in before leaving for ten minutes. I then sprayed and scrubbed the black marks again before rinsing with my steam cleaner.

During this process I also removed all the mastic sealant from around the bath and in the corner of the wall tiling. When the mastic was removed and debris cleared away, I treated the exposed areas to more Duo Clean to get them clean as possible.

Although the grout responded well to the treatment there were still dark patches in places. I had explained to the customer that this may be the outcome but not to worry as I did have a plan B if needed.

Grout Colouring Bathroom Wall Tiles

Once the tiles were dry, I started on Plan B which involved applying a Tile Doctor Grout Colourant to the grout lines. I used a Limestone Grout Colourant which matched very well with the tile and once complete was very difficult to detect. The colourant forms an epoxy barrier over the grout making it much easier to keep clean going forward.

Last step was to apply a fresh bead of mastic silicone sealant along between the bathtub and the tile and along the edges of the wall tiling.

Once done the bathroom was transformed and looked like a new installation. Also, the job was completed on time and ready for the decorator to come in and do his bit.

Discoloured grout is one of the main problems we find with ceramic or porcelain tiled floors, this is because the tiles are impervious, and any dirt tends to get washed off into the grout line. The surface of grout is porous and so it will attract dirt over time and unless its sealed it will start to stain and discolour.

Having reviewed the floors, I recommended deep cleaning the tiles paying particular attention to the grout lines, replacing grout where required and then applying a grout colourant to achieve a consistent appearance throughout. Grout colourants seal in the grout thereby making it as impervious as the adjacent tiles and much easier to keep clean.

Happy with my quote we set a date for my return to do the renovation.

Deep Cleaning and Recolouring Grout on a Ceramic Tiled Floor

To thoroughly clean the tiles and grout I applied a 5 to 1 dilution of Tile Doctors Pro-Clean and left it to soak into the tiles for ten minutes. Then using a stiff bristle brush the solution was worked over the tiles and the soiling removed using a wet vacuum. The grout was then cleaned separately using the same approach with a grout brush. The floor was rinsed with clean, cold water and dried as much as possible with the wet vacuum.

Once the cleaning was complete, the damaged grout was removed and repaired using a light grey flexible grout, matching the desired recolouring.

The recolouring process had to be done carefully in small sections to prevent the solution from drying on the tile surfaces and causing staining or damage. We selected to use Tile Doctor Grout Colourant in light grey. This product is available in eleven shades. This is a slow process, but the results are well worth the time spent.

The recoloured grout gave the entire floor a lighter, refreshed appearance. It’s a cost-effective way to renew the space and certainly much quicker than regrouting.

The clients were very pleased with the result, which is evident in the before and after photos showing the repaired tile at the doorway, regrouting the floor and the lounge floor showing the difference between recoloured grout and old grout.

As the tiles are ceramic there is no requirement to apply a sealer, they are sealed with a glaze at the factory. For aftercare cleaning I recommend Tile Doctor Neutral Tile Cleaner which is a pH neutral product that won’t impact the grout colour. The stronger floor cleaning products you find in supermarkets can be too strong and often contain bleach.

This customer asked me to investigate a water leak in his bathroom that had resulted in a growing brown mark on the kitchen ceiling directly below. While I cannot guarantee 100% with a leak that’s location is not obvious, I can guarantee to resolve cracked grout, holed tiles and missing mastic that may be the cause. Between asking me to quote and deciding to proceed with the work the customer had also asked the opinion of a plumber. He had removed the bath panel and then did something weird with white mastic on a tile. I didn’t ask how much they charged for this utter mess but can only assume he had diagnosed the grouting around this tile as the source of the leak.

I visited the property to review the tile and grout and could see that although the main issue was the poorly installed mastic sealant the grout also needed a deep clean. The best way to deal with the mastic would be to strip it all out and then replace it with new, some of it had attracted mould and turned Black in places anyway. The Ceramic tiles were in good condition and except for a little limescale I was confident they would clean up quite easily.

A quote was worked out to renovate the bathroom tiling which included cleaning the Tile and Grout and replacing the mastic sealant. Once complete I was confident this would resolve the leak and leave the bathroom looking like a new installation.

Renovating Ceramic Bathroom Tile and Grout

Arriving at 8:30am I spent the next four hours cutting, picking and scrapping out the abundance of white mastic smeared over the bath, tiles, floor and bath side. It was a fiddley job but all the old mastic had to go to achieve a smooth finish.

I then cleaned the Grout and Tile with Tile Doctor Grout Clean-up. I don’t usually use this product for this type of work but its acid-based and works well on limescale that’s prevalent in the South of England. Some of the grout was falling out so I filled in with some stock I always keep in the van. Once dry I sprayed the grout with an aerosol tile and grout sealer to offer further protection. Once applied the water literally just runs off the tile and grout.

Next, I removed the bath panel to investigate where the leak might be coming from. There was only one obvious location which was in the far corner so I dried it out with a heat gun. Later I would fill the area with mastic to make it watertight.

The plumber had done something odd at the bath end that required a re-build. I suspect they may have used grout as adhesive. This will never work so I took it all apart, cleaned it up and stuck it back together with tile adhesive.

For the next couple of hours, I applied carefully replaced the mastic starting with the two verticals. I used transparent mastic behind the shower door as it’s much more subtle and I think that too much White can often look like go-faster stripes.

As a final courtesy I cleaned the bath and shower glass before presenting the finished bathroom which had been completely transformed by the work. For aftercare cleaning I recommended the use of Tile Doctor Aqua-Pro which is a gentle spray-on shower tile cleaner. Its best to use something like this as more aggressive products can prematurely the erode the sealer I sprayed on earlier.

Work started with cleaning the floor using a strong dilution of Tile Doctor Pro-Clean which is a powerful alkaline tile and grout cleaner. I like to leave it to soak into the tiles first for about ten minutes before working it into the tiles and grout with a black scrubbing pad fitted to a rotary floor machine. I also like to give the grout a good scrub by hand as the pads can struggle to reach into the recesses of the grout lines. A few areas were particularly stubborn, so we reapplied and scrubbed again.

Once done the floor was rinsed with water and all the liquids and soiling removed with a wet vacuum. After inspecting the floor for further cleaning, I noticed a few areas that had missing grout. we always keep some grout on the van, so it was not a problem to replace it.

Once the floor and grout were dry, a further inspection was carried out and although the grout was much cleaner some areas has deep seated staining that no end of scrubbing could shift. I had discussed this possibility with the owner earlier and so it was agreed to colour the grout using a Tile Doctor Grout Colourant in Limestone.

Grout Colouring is a straightforward process using a small brush to paint the colourant onto the grout. This forms a barrier over the grout giving it a uniform appearance whilst protecting it going forward. This gave the floor a clean fresh appearance that really uplifted the look of the kitchen, it was definitely the best solution.

Sealing Ceramic Tiled Kitchen Floor

Ceramic tiles have a glazed surface so there is no need to apply any type of sealant to protect them. However, for aftercare cleaning we left a free bottle of Tile Doctor Neutral Tile Cleaner for the client to use to maintain their floor. This is preferable to the stronger acidic household cleaners which she had been using previously.

Once done the floor looked great, and my client was very happy that the kitchen now looked as it should.

Upon initial inspection I thought the tiles were actually limestone, so I did a quick test to establish that they were definitely ceramic. These were a textured ceramic tile which often gets recommended for wet areas such as kitchens due to its non-slip properties, the textured surface of the tile however does cause it to trap dirt.

As well as the build-up of dirt on the tiles my client also wanted the grout cleaning, which was filthy, also some of the grout had holes in it and these had filled with dirt.

Cleaning a Ceramic Tiled Kitchen

To get the grout clean I applied a strong alkaline cleaner called Tile Doctor Remove & Go and worked it into the grout lines using a wire brush. This product is designed to remove all sorts of coatings and grime so just the thing for a dirty grout. The floor was then rinsed with water and the soiling vacuumed away with a wet vacuum.

Then as we were unable to move the furniture out of the kitchen, I had to divide the floor into three areas and scrub the Ceramic tiles with more Remove & Go. This was worked in with a rotary floor machine fitted with an aggressive carbide brush which gets deep into the annoying little holes and textured tile. Extra weights were applied to the machine to improve traction with the tile. After each section was scrubbed, the floor was rinsed and extracted as before.

Sealing a Ceramic Tiled Kitchen

Finally, I gave the whole kitchen a rinse with warm water to remove any trace of Tile Doctor Remove & Go and dried the floor as much as possible with the wet vacuum.
