Moving to a new home in Florida doesn’t mean you have to lose the tax savings you’ve built up over the years. Here’s how homestead portability works in plain English.
When you have a homestead exemption on your Florida home, your property’s taxable value is capped – it can’t increase by more than 3% per year (or the percentage change in the Consumer Price Index, whichever is lower). Over time, this creates a gap between your home’s actual market value and the lower assessed value you pay taxes on. This gap is called your “Save Our Homes benefit” or portability benefit.
The good news: When you sell and buy a new Florida home, you can transfer some or all of those accumulated savings to your new property.
