]]>The builders were chosen randomly, with nearly 30 coming from the 2024 Builder Top 200 List. The survey reveals a variety of statistics and interesting findings regarding follow-up methods used by home builders during the homebuyer journey.
Effective lead follow-up is critical for home builder sales. Marketing generates website traffic, but without prompt and engaging follow-up, leads and marketing investments are wasted. Online Sales Counselors (OSCs) are crucial in delivering a positive customer experience to convert leads.
Melinda Brody & Company, known for its effective video mystery shops, employed an online shopping protocol for this survey to assess online lead response. Mystery shoppers submitted inquiries via builder website contact forms during standard business hours, posing specific questions about builders or communities. Responses were tracked for 30 days and analyzed, comparing builders utilizing OSCs (78%) to those without (22%).
“Marketing dollars are still precious, even with today’s increased reach,” Denim Marketing President Carol Morgan said. “Each lead is a valuable opportunity to create a memorable interaction with a potential customer and consistent, systemized follow-up is key.”
The 2024 Online Homebuyer Mystery Shop Report compares builders with and without dedicated OSCs to provide actionable insights on customer follow-up. The report uses a diverse sample to evaluate factors such as speed, personalization and touchpoint variation, offering recommended benchmarks and best practices to improve the customer journey.
“Builders with OSCs consistently outperform their counterparts, achieving significantly higher rates of follow-up, including using a diversity of touchpoints and better frequency and responsiveness,” comments Leah Fellows, President of Blue Gypsy.

Homebuilding industry news publication The Builder’s Daily highlighted Chathambilt’s 75th anniversary with the article, Built to Last: How Family Names Endure Homebuilding’s Cycles. Focusing on the building company’s history and multi-generational leadership, this article was part of a larger campaign highlighting the home builder’s 75th anniversary.
The Atlanta Journal-Constitution covered SabaRaba’s, a popular Middle Eastern restaurant opening in a mixed-use development in Chamblee. The article Middle Eastern restaurant SabaRaba’s Slated for Chamblee Development highlighted commercial real estate brokerage and restaurant advisory terra alma and how the firm works with restaurants and landlords.

Build-to-rent general contractor Jim Chapman Construction Group works across the Southeast. The Savannah Business Journal article, Jim Chapman Construction Group Breaks Ground on Noble Vines in Port Wentworth, showcases the contractor’s capabilities to build on the coast and its upcoming build-to-rent community in Savannah, Georgia.
2 Hermes Honorable Mentions
In the marketing category, the Kiper Homes’ Key to Your Heart social media campaign won for a campaign designed to increase engagement and drive traffic to model homes. User-generated content highlighted consumers’ favorite homes as the “key to their heart.”
The second honorable mention is in the media relations category for a newspaper placement published in the Rockdale-Newton Citizen. Townhome Development Coming to Glen Road in Rockdale County announced that land developer Blue River Development has sold a 139-townhome community to Smith Douglas.

Our journey at Denim Marketing has been marked by pioneering achievements. We led the way in real estate blogging back in 2006, were early adopters of online public relations site posting in 2007, and became frontrunners in social media for home builders in 2008. My personal highlight was speaking on the first-ever social media session at the International Builders Show in 2009 along with Dina Gundersen, Tammie Smoot and Kelly Fink. Working with Builder Books, I authored the first-ever social media book for home builders in 2010 and have published three more since then. And later this year, I have a new one coming out!
