We are thrilled to share some exciting news with you. After nearly a decade at our W40th St. location, Design42 has relocated our office. We've taken a significant step forward while remaining just a stone's throw away from our previous address. The New York City Department of Buildings (DOB) is taking a giant leap towards a greener, more sustainable future with Local Law 154 of 2021 (LL 154/2021). This groundbreaking legislation prohibits on-site combustion of fuels emitting more than 25kg CO2/MMBTU. The law is being phased in over the course of 4-years, beginning with 1-2 family homes under 7 stories as of January 1, 2024, and concluding with all occupancies in December 2027. With only a few exceptions, the law will apply to new building applications and those obtaining a new certificate of occupancy.

As board president of the Clinton Housing Development Company (CHDC), Dan Henkel has seen first-hand the prospective benefits of pursuing full electrification. Removing natural gas and fuel oil appliances from CHDC's portfolio of affordable housing residences has far-reaching advantages. We'll explore the pros and cons of building electrification and debunk a common misconception about its impact.
1. Reduced Carbon Footprint: By curbing the use of high-emission fossil fuels, the law is a direct response to climate change. It helps NYC make significant strides toward its climate goals by reducing greenhouse gas emissions and can lead to more energy-efficient systems, cutting down operating costs in the long run.
2. Improved safety & startup: By avoiding ConEd and gas authorization on new projects, you'll avoid the drastic delays in startup which pertain to the approval and provision of natural gas service. There has been a heightened focus on the authorization and oversight of gas infrastructure lately, these delays have been partly due to the response to several tragic gas explosions in the city.
3. Healthier Living: Lower emissions from electrification translate into better air quality, promoting healthier living conditions and reducing health risks for residents.
1. Transition Costs: Replacing existing natural gas and fuel oil appliances with electric alternatives can pose a financial challenge initially. However, these upfront costs are outweighed by long-term benefits and positive environmental impacts.
2. Infrastructure Upgrades: Adapting to electrification may necessitate upgrades to a building's electrical infrastructure, which can be both challenging and costly. However, since the law focuses more on new buildings and major renovations, the costs would be incorporated into the planning phase as opposed to retrofitting.
3. Limited Scope: The law applies to specific building occupancies and only affects new constructions and those applying for a new certificate of occupancy. The full impact on emissions may take time to realize.
A common misconception is that full electrification will strain the NYC power grid. In reality, the grid is more than capable of handling the increased electrical load. As technologies advance, grid resilience and capacity continue to improve. NYC is investing in grid infrastructure and smart technology to accommodate the growing demand for electricity. The transition to electrification aligns with these efforts, ensuring a sustainable and efficient energy future for the city.
NYC Local Law 154 of 2021 is a significant step towards a cleaner, greener, and safer urban environment and Design42 is already at the forefront of this transition. Serving as their consulting architect, we embarked on a mission to define a consistent set of branding standards that all franchisee locations could adhere to. Stumpy's, with its humble origins rooted in a casual backyard barbecue, swiftly blossomed into a nationwide sensation, a testament to its founders' vision and entrepreneurial spirit.

Our collaboration with SHH was met with immense enthusiasm, as we collaborated closely to shape their own creative ideas and concepts into a unified brand identity that would serve as a guiding light for all future franchises. Our work materialized at the Tarpon Springs, FL location, where we established these standards, ensuring that every new Stumpy's Hatchet House would carry the essence and excellence that defines this unique and exciting experience.

The very essence of "Felice," which means happy, glad, or joyful in Italian, was the driving force behind the approach to the project. Design42 was eager to lend our aid and experience as the architect of record behind the leadership of Studio Robert McKinley. We feel the design encapsulated the same sense of happiness and contentment that patrons find in the exceptional dining service.

In 2023, Design42 successfully executed a modernization renovation in a private residential unit located in the Midtown East neighborhood of NYC. The primary goal was to revamp the existing kitchen layout while adhering to a budget-conscious approach.

The project aimed to address the challenges posed by an inadequately sized galley kitchen and bathroom, seeking to create a more comfortable and functionally planned living space for the residents.

Dan was recommended by a friend, and we liked him right away and hired him to renovate our apartment in an old upper westside prewar building. On a scale of 1 - 10, I'd give him an 11.
In 2021, Design42 executed a remarkable transformation within a pre-war co-op nestled in the Murray Hill Historic District. The project revolved around a strategic alteration, aiming to breathe new life into the kitchen and living space. We proposed to open up the enclosed galley kitchen, visually connecting it with the living area. This not only flooded the space with natural light but also created an expansive, open layout perfect for entertaining.
The revitalization included new finishes throughout the residence, however, the introduction of modern appliances and an updated HVAC system ensured optimal functionality and comfort. The result was a harmonious blend of historic charm and contemporary living, a testament to Design42's ability to respect the past while embracing the future in one of Manhattan's most iconic neighborhoods.

In 2022, Design42 proudly undertook the renovation of a second-floor studio space, heralding the inauguration of Nofar Method's physical presence in the Flatiron area of New York City. Nofar Method's fitness classes had their origins in the virtual realm during the challenging pandemic years of COVID-19. As NYC's reopening gained momentum and regulations evolved to facilitate the return of the health and fitness community, Nofar Method sought out Design42 for our wealth of experience and vision.
