Alongside these are issues such as environmental impact, worker safety and engagement with local communities. It is at this point in the conversation that the Social and Environmental Management Plan (SEMP) comes into play.

For banks, investors and international partners, the SEMP sends a clear signal: the project has been carefully thought through, the risks are understood, and responsibilities have been allocated. For the company, it provides a clear roadmap for moving forward without conflicts, fines or reputational damage.

To put it simply, the SEMP is a document that sets out the reality of your project. It identifies environmental and social risks, specific actions to minimise them, the persons responsible, the procedures for monitoring and reporting, and mechanisms for responding to incidents and complaints. It also serves as a plan for engaging with communities and other stakeholders. Essentially, it is a roadmap that enables the project to proceed with confidence and predictability.

A SEMP becomes essential if you plan to secure international funding, are working on industrial, construction, infrastructure or agricultural projects, are aligning with the requirements of the IFC, the World Bank’s Environmental and Social Standards (ESS) or the EBRD, or are seeking to manage ESG risks systematically.

Such a plan always comprises several key sections. The environmental section covers issues relating to emissions, air quality, waste management, impacts on water and soil, noise, biodiversity and sensitive areas. The social section focuses on working conditions, health and safety, staff safety, engagement with local communities, accessibility and logistics. Risk management is set out separately — ranging from requirements for contractors to emergency response plans. And, of course, monitoring: exactly what is measured, how frequently, in what format reports are prepared, and who is responsible for this.

For a company having a SEMP means several important things. Firstly, the ability to speak the same language as international financial institutions. Secondly, a reduction in operational and reputational risks. Thirdly, more predictable project management and clear rules for staff and contractors. And, ultimately, trust — from partners, investors and communities.

In practice we often come across common mistakes: vague wording without specific actions, a lack of factual data, a failure to address social issues, or measures that are impossible to implement in real-world conditions. That is precisely why, when preparing a SEMP, we place the emphasis on measurable indicators, real data, practical solutions and the full integration of the document into the company’s operational processes.

‘CENTER  LTD’ Company Ltd supports its clients throughout this entire process. We analyse environmental and social risks, prepare SEMPs in accordance with the requirements of the IFC, the World Bank’s Environmental and Social Standards (ESS), the EBRD and ISO, develop monitoring plans, set out specific risk mitigation measures, help integrate them into day-to-day operations, prepare for investor reviews and audits, and train staff.

Ultimately, the SEMP becomes not just a report ‘for the shelf’, but a tool that supports the project at every stage of its implementation. It helps to meet international requirements, reduce costs, avoid conflicts and make business more sustainable.

We would be delighted to partner with you in the development and implementation of a Social and Environmental Management Plan — from the initial analysis right through to the document being fully operational within your project.

In discussions with investors, partners and regulators, questions about sustainability, transparency and accountability are being raised more and more frequently. These concern how a business impacts the environment, how it treats its people, and the principles on which its management is based. It is precisely in this context that ESG has become the common language of the modern market.

ESG is a way of describing how a company operates in the real world. The environmental aspect shows how you manage emissions, energy, waste and your impact on the environment. The social aspect covers the conditions provided for employees how safety is ensured and how dialogue with local communities is established. The governance aspect covers decision-making processes, levels of transparency and ethical and anti-corruption approaches. Together  these elements form a comprehensive picture of the business which external stakeholders now expect to see.

In that sense, ESG reporting serves as a tool to get this picture. It enables the systematic disclosure of information on risks, decisions and outcomes, and demonstrates the logic behind the company’s actions and its consistency in achieving its objectives. For investors, it provides a basis for assessing reliability. For partners, it is a way of understanding who they are dealing with. For the company itself, it is an opportunity to identify its own strengths and weaknesses.

The reasons why ESG is having an increasingly significant impact on business are usually practical. Trust is built not on declarations, but on proven actions. Funding is increasingly tied to the existence of a clear ESG strategy. European regulatory requirements – in particular the CSRD, GRI and ISSB – are gradually becoming part of everyday reality not only for large companies but also for their supply chains. At the same time, the labour market is changing: professionals are paying ever closer attention to an employer’s values.

ESG work does not begin with a report. It begins with understanding exactly which environmental, social and governance factors are critical to your business. The next steps involve establishing a system for collecting high-quality data, setting realistic and measurable targets, and integrating ESG solutions into day-to-day processes. Only then does reporting emerge that reflects the actual state of affairs, rather than a standalone document ‘for external use’.

In this sense, ESG reporting becomes part of management. It helps to assess risks and opportunities, track progress, make informed decisions and develop a long-term growth strategy. This is precisely why companies are adopting international frameworks — GRI, ESRS/CSRD, ISSB, TCFD, CDP — which ensure the comparability and transparency of data for the market.

Center LTD treats ESG as a living system rather than a set of requirements. We help assess ESG risks and opportunities, prepare ESG and sustainability reports, analyse greenhouse gas emissions and develop decarbonisation plans, implement environmental, social and governance policies, establish an ESG management system and ensure compliance with European requirements, in particular the CSRD. Our experience spans industry, the agricultural sector, logistics, retail, FMCG and international projects.

ESG is gradually becoming the new norm in business. Companies that approach it thoughtfully manage risks more effectively, inspire greater confidence among investors and feel more secure in a changing environment.

We would be delighted to partner with you in developing an ESG strategy and preparing professional ESG reporting — reporting that truly reflects your business and supports its growth.

It allows you to predict the possible environmental consequences of a project, take into account public opinion and minimize environmental risks. A key element of this procedure is the environmental impact assessment report which is submitted to the authorized body and published in the public domain.

In this article, specialists from the Center LTD tell you what exactly is included in the EIA report, who prepares it and why it is important to avoid mistakes at this stage.

What is an environmental impact assessment?

Environmental Impact Assessment (EIA) is a legal mechanism that ensures that environmental aspects are taken into account even before the implementation of a planned activity begins. According to the Law of Ukraine “On Environmental Impact Assessment” the EIA report is the main document on the basis of which a decision is taken on the admissibility of the project implementation.

Who is required to undergo an environmental impact assessment?

The EIA procedure is mandatory for business entities that plan to implement the types of activities specified in the annexes to the law. These include:

  • mining,
  • construction of industrial enterprises,
  • construction of wind power plants,
  • construction of energy facilities,
  • chemical industry, sewage, treatment facilities, etc.

What is included in an environmental impact assessment report?

An environmental impact assessment report is a document that discloses all potential impacts of a planned activity on the environment. It should contain the following main sections:

  1. Description of the planned activities:
  • its goals and technical characteristics
  • place of implementation (geographical location, map),
  • implementation deadlines and stages.
  1. Characteristics of the environment in the impact zone
  • climatic conditions,
  • flora and fauna,
  • surface and groundwater,
  • air quality, noise pollution.
  1. Description of potential environmental impacts
  • impact on atmosphere, soil, water resources,
  • possible waste,
  • impact on public health,
  1. Measures to prevent, reduce or compensate for impacts
  • technical solutions,
  • environmental protection measures,
  • monitoring after project implementation.
  1. Alternative options
  • consideration of other implementation methods or locations,
  • explanation of why this particular option was chosen.
  1. Information about public discussion
  • description of the public consultation procedure,
  • responses and comments that were taken into account.

Who prepares the environmental impact assessment report?

The report is prepared by a business entity or an environmental organisation with the relevant expertise. The Centre LTD company has many years of experience in preparing EIA reports for various industries, from energy to agribusiness. Our specialists provide full support: from collecting source data to registering the report in the EIA register.

Why is it important to prepare a high-quality report?

An incomplete or improperly prepared report may result in:

  • refusal to issue an EIA conclusion,
  • delays in project implementation,
  • legal disputes with the public or regulatory authorities.

That is why it is better to entrust the preparation of an environmental impact assessment report to specialists.

In cities, industrial areas and even in our own homes air can contain hazardous substances that gradually but seriously affect our well-being and the human body. The greatest threat is posed by nitrogen dioxide (NO₂), sulfur dioxide (SO₂) and carbon monoxide (CO).

In this article we will consider how dangerous these substances are, to whom they pose the greatest threat and how to check the air quality in your home or office.

Main pollutants in the air

  1. Nitrogen dioxide (NO)

It is a toxic gas that is mainly produced by cars and industrial plants. In closed spaces, it can appear due to poor ventilation of gas stoves or heaters.

Health effects:

  • irritation of the mucous membranes of the nose, throat, eyes;
  • decreased lung function;
  • exacerbation of bronchial asthma;
  • weakening of the immune system of the respiratory tract
  1. Sulfuric Anhydride (SO)

This gas has a sharp odor and is released into the atmosphere primarily from the burning of coal, fuel oil, and other sulfur-containing fuels. It can accumulate indoors in poorly ventilated industrial facilities or boiler rooms.

Health effects:

  • causes coughing, shortness of breath, bronchospasm;
  • complicates the course of respiratory diseases;
  • affects the cardiovascular system.

Highest risk for:

  • asthmatics;
  • industrial workers;
  • people with heart disease.
  1. Carbon monoxide (CO), or carbon monoxide gas

A colorless, odorless gas that is extremely dangerous. It blocks the blood’s ability to carry oxygen. It most often appears when fuel is incompletely burned – in garages, boiler rooms, kitchens, and homes with fireplaces or gas stoves.

Effects of CO poisoning:

  • headache, dizziness;
  • impaired coordination;
  • loss of consciousness;
  • in severe cases, death.

Most vulnerable:

  •  children;
  •  pregnant women;
  •  people with anemia or heart disease.

How to determine air quality?

Air quality cannot be determined “by eye”. Even if there is no smell or smoke in the room this does not mean that the air is safe. To accurately determine the state of the air, the following are used:

  • Laboratory air research (sampling with special devices);
  • Instrumental measurements of gas and dust levels;
  • Analysis of the microclimate of the room (humidity, temperature, ventilation).

Laboratory of the Center LTD — professional air quality assessment

The Center LTD company specializes in determining air quality in residential, office and industrial premises. Our accredited laboratory carries out a full range of measurements on all key indicators:

  • content of nitrogen dioxide, sulfur dioxide, carbon monoxide and other substances;
  • concentration of dust, formaldehyde, ammonia, radon;
  • microbiological air purity;
  • checking the efficiency of ventilation;
  • comparison with state sanitary standards (SanPiN, TLV).

Advantages of working with Center LTD:

  • modern equipment and methods;
  • rapid site visit and operational results;
  • recommendations to improve the air quality;
  • preparation of an official report for inspections or certification.

Why should you check the air in your home or office?

  • If you often feel tired have headaches or have eye irritation, it could be due to polluted air.
  • New buildings often accumulate volatile organic compounds from building materials.
  • It is extremely important to ensure clean air in children’s rooms.
  • Air-conditioned offices without ventilation often have “sick building syndrome.”

Conclusion

Air quality is an important indicator of health and safety. Nitrogen dioxide, sulfur dioxide, and carbon monoxide are among the most dangerous pollutants that can be present even in seemingly “clean” spaces. In order not to risk your health – your own, your children’s, and your employees’ – it is worth periodically checking the air quality with the help of a professional laboratory.

This is primarily the processes of flooding and associated development of landslide deformations, surface settling over natural cavities and mining, subsidence of loess soils, etc. These processes are also associated with reduced serviceability or deformation and destruction of buildings and structures. Negative effects are usually seen in cases where designers and builders are not well informed about the characteristics of geological and hydro geological environment or these features are not taken into account in design decisions.

Engineering and geological studies are a complex of works aimed at selection the most favorable and operational solutions in the design and construction of facilities of any complexity.

Engineering surveys usually include geological (including geophysical and hydro geological) geodetic surveys and environmental assessment of the territory.

The purpose of engineering and geological surveys is to provide comprehensive solutions for individuals and entities engaged in residential, industrial, linear construction, and mineral exploration.

Engineering and geological investigations consist of the following stages:

  1. Receiving technical specifications from customer.
  2. Selecting the number of wells and their depth, drilling method according to Building Code (BC).
  3. Preparing an estimate.
  4. Conducting drilling with sampling of soil for further laboratory research
  5. Laboratory studies of soils to determine their properties.
  6. Cameral processing of materials of the field work and laboratory research.

Based on the results of the above -mentioned work, the scientific and technical report on engineering and geological surveys is compiled in accordance with BC.2.1-1-2014 “Engineering surveys for construction” with the results of laboratory soil tests, a compiled engineering and geological column with regulatory and design characteristics of soils, engineering and geological sections and columns, recommendations on the choice of type of foundations and organization of construction.

Hydrogeological studies that are an integral part of the complex of engineering and geological surveys, include conducting comprehensive hydrogeological and engineering and geological surveys, regime observations, experimental and filtration works, modeling, laboratory and hydrochemical studies.

Hydrogeological research consists of the study of hydrogeological conditions, identifying groundwater deposits, assessment of their resources, groundwater reserves, regime, quality and flow characteristics in order to solve various economic problems.

Composition and detail of hydrogeological studies depend on the type and complexity of the structure being designed, design stage, natural conditions, and other factors.

Environmental assessment and risk analysis at project start-up take into account local environmental conditions (natural, climatic, geographical and ecosystem features of the specific territory where the project is planned to be implemented), use of technologies that reduce emissions, reduce noise levels, and prevent pollution of environmental components, site analysis was carried out, the status report of the site is generated and a connection to public utility networks is made.

Company specialists perform the following types of work:

  1. Drilling, laboratory, cameral work for the construction of new facilities of any complexity (from CC1 to CC3): residential buildings, factories, power plants, highways and railways, agro-industrial facilities, landfills for household waste, boiler houses, warehouses, service stations, gas stations, shopping centers, etc.
  2. Engineering geology for reconstruction of existing structures.

Drilling, opening wells to identify existing foundations, comprehensive laboratory research by own accredited laboratory.

  1. Geological exploration

Complex of drilling, laboratory research, study and evaluation of minerals, calculation of reserves.

  1. Special geological studies.
  • contouring of unstable and heterogeneous soils
  • research of suffusion, shear processes, landslides
  • research of useful processes.

All works carried out by specialists of the Center LTD  company on their own, using their own equipment without subcontracting.  Work is performed based on certificate of the responsible execution of individual works (services) related to the design of architectural objects in terms of engineering surveys.

The many years of experience of the Center LTD company and  responsible integrated approach to territory exploration before beginning the planned activity ensure your success in its implementation, – notes the Director of the Center LTD  company Oleg Bota, – with us you save time and money, getting a high-quality and expected result.

This requires comprehensive consideration of environmental aspects to reduce negative environmental impacts and encompasses measures aimed at preventing, minimizing, and eliminating negative impacts on the environment and human health.

Key aspects of environmental safety include environmental assessment and risk analysis at the initial stage of the project taking into account local environmental conditions (natural, climatic, geographical and ecosystem features of a specific territory where the project is planned to be implemented), use of technologies that reduce emissions, reduce noise levels and prevent pollution of environmental components.

Key local environmental conditions are the presence and distance to nature reserve objects, water, land, and forest resources, air quality, subsoil and the presence of risk zones.

Each project must comply with the requirements of Ukrainian and international environmental legislation and use the best available technologies (Best Available Techniques, BAT) to minimize environmental impact.

Before you start implementing the planned project you must:

  • conduct a strategic environmental assessment of the state planning document – a detailed plan of the territory,
  • conduct an environmental impact assessment of the planned activity,
  • conducting an environmental study of the territory (biodiversity, soils, water resources, nard and other natural resources) necessary for the implementation of the project,
  • Carrying out comprehensive laboratory studies of environmental components,
  • Develop materials to justify the establishment/reduction of the sanitary protection zone (SPZ).

Strategic environmental assessment (SEA) is necessary to assess the consequences affecting the environment and public health through the implementation of state planning documents, in particular general and detailed territorial plans.

Environmental Impact Assessment (EIA) is a procedure before the start of planned activities, it is carried out in compliance with the requirements of environmental protection legislation  taking into account the state of the environment in the location where the planned activity is planned to be carried out, environmental risks and forecasts, prospects for the region’s socio-economic development, capacity and types of cumulative impact on the environment.

Research on the ecological state of the territory. Any human activity in one way or another harms the natural habitats of animals, birds, plants, and marine organisms. That is why before making a decision about conducting economic activities it is necessary to assess the impact on the environment in particular the pressure on biodiversity and develop a biodiversity conservation plan.

Ornithological research allows us to obtain important information about the state of ecosystems, the dynamics of bird populations their behavior and the impact of anthropogenic factors. These studies are particularly valuable when planning infrastructure or investment projects as they help reduce negative impacts on avifauna and ensure the preservation of biodiversity.

Engineering – prospecting research (study of geological, hydrological, climatic and environmental features) is a set of works aimed at studying the natural conditions of the territory where the implementation of an investment or construction project is planned. Their goal is to collect the necessary data to make technical decisions, ensure safety and minimize risks during design and construction.

Comprehensive laboratory studies of environmental components allow us to identify the level of soil, water and air pollution, as well as calculate noise and electromagnetic radiation levels (taking into account the real sanitary situation (background pollution, relief features, weather conditions, wind rose, etc.) allow developing materials to justify the establishment/reduction of the sanitary protection zone.

Environmental and Social Action Plan (ESAP) is a tool used by banks to ensure that any outstanding environmental and social issues at the time of transaction approval are addressed in a timely and appropriate manner. Development and implementation of ESAP is a prerequisite for obtaining credit from international financial institutions and is an integral part of financial agreements. No problems related to environmental and social management of projects is a good sign for investors and guarantee of public loyalty to the enterprise.

“Studying and taking into account local environmental conditions avoids environmental risks, conserves natural resources and increase the effectiveness and public support of the project. It is the basis for sustainable development of territories and an important element of project success and reputation improvement “. “ Investors should be aware of the importance of their activities and include environmental considerations in their strategy,” notes Oleg Bota, Director of Center LTD.

No problems related to the management of environmental and social projects during project implementation and improving the current level of safety is a good sign for investors and a guarantee of loyalty to the company. It is necessary to prepare Environmental and Social Action, Plan (ESAP) and develop comprehensive measures to achieve established standards and improve the existing level of occupational health and safety.

Development of comprehensive occupational safety measures will reduce the risks of injuries and occupational diseases through the implementation of modern protective equipment and preventive measures, reduce costs associated with compensation, treatment of employees, equipment downtime due to accidents or incidents, increase the level of responsibility among employees for compliance with occupational safety standards and  formation of a positive image of the company, avoid fines and sanctions and demonstrate a responsible approach to ensuring occupational safety. Comprehensive approach to occupational safety is the key to the sustainable development of an enterprise and ensuring its competitiveness in the market.

It is essentially an additional carbon tax when importing certain goods into the EU. The mechanism is designed to level the playing field for European producers already paying for CO2 emissions and importers from countries where such payments are not available or are lower.

Which products are subject to the CBAM?

In the first stage, the mechanism covers the following product groups:

  • Cast iron and steel
  • Cement
  • Fertilizers
  • Aluminum
  • Electricity
  • Hydrogen
  • Some chemical products

Stages of CBAM implementation

Transition period (2023-2026)
