In my nearly thirteen years living in St. Louis, I’ve watched this city build incredible things out of the expertise already sitting in its backyard. We have the potential to do it again — this time in the emerging field of spatial finance.

Spatial finance combines geospatial data like maps, satellite imagery, AI, and analytics to help organizations make smarter decisions about risk, opportunity, and investment. It’s already reshaping industries you might not expect. Agricultural lenders, for instance, now use satellite imagery to track crop health in real time, which changes how they underwrite a loan.

St. Louis is well positioned to become a hub for this work in the U.S.. Not because one company or institution set out to make it happen, but because the pieces are already here: the geospatial talent, the agtech and insurance base, and a set of partners who are eager to connect the dots.

Why Spatial Finance Depends on Cross-Sector Collaboration

I’ve spent my career at CIC St. Louis bringing the right people into the same room to create opportunities for innovation and collaboration. Spatial finance has all the hallmarks of a field that’s going to need exactly that.

It combines finance, agriculture, geospatial technology, AI and data science, risk management, climate and sustainability, and logistics and supply chain. No single discipline is going to move this forward on its own.

The Spatial Finance Initiative, an open data and research program founded by the University of Oxford, the Alan Turing Institute, and Satellite Applications Catapult, were the first to bring geospatial technology, data science, and financial services together under one roof. The result was faster innovation than any of those fields could have produced alone.

We’ve seen this pattern play out at CIC too. At the Offshore Wind Hub at CIC Providence, we watched energy companies, maritime services, and developers share the same space and, together, increase renewable energy capacity faster than any one of them would have on their own. Spatial finance is shaping up to be the next example of that same pattern, and it’s exactly the kind of moment St. Louis knows how to build on.

How St. Louis Is Emerging as a Spatial Finance Hub

This region has long been a hub for agricultural innovation, and it’s rapidly growing its expertise in geospatial technology. Add a strong financial services community, and the pieces start to come together.

As these sectors converge, agtech companies that leverage geospatial intelligence are becoming more attractive to investors. HabiTerre is one example. The geospatial, climate, and agriculture data company recently secured a $10 million Series A investment led by John Deere. By building on these existing strengths and fostering collaboration across industries, St. Louis is creating the conditions for spatial finance to thrive.

Here’s what’s driving that momentum.

A Nationally Recognized Geospatial Ecosystem

St. Louis has quietly become one of the country’s most important geospatial hubs, home to:

  • Taylor Geospatial, a nonprofit democratizing GeoAI through global partnerships while strengthening innovation capacity here in the region.
  • The NGA West headquarters, a $1.7 billion campus anchoring the National Geospatial-Intelligence Agency’s presence in St. Louis.
  • GeoSTL, the regional backbone for St. Louis’ $5 billion geospatial economy.

Together, these organizations and many others have helped establish St. Louis as a national leader in geospatial innovation.

A Strong Financial Services Ecosystem

The financial infrastructure needed to support spatial finance is already well established here.

  • St. Louis is the second-largest hub for financial securities brokerage firms in the country, trailing only New York.
  • The financial services firm Edward Jones is headquartered here.

A Growing Innovation Economy

Spatial finance thrives where multiple industries intersect, and St. Louis already has the ingredients and key players in place.

  • Cross-sector partnerships are forming around spatial finance specifically. The Taylor Geospatial Institute unites eight research institutions with industry partners to advance geospatial research and commercialization.
  • The Cortex Innovation District, home to CIC St. Louis, brings startups, corporations, universities, and support organizations together in one district.
  • Arch Grants offers equity-free grants to attract and retain high-growth startups.
  • Venture activity is following. BioGenerator has helped regional life sciences companies raise hundreds of millions in follow-on funding, with growing investment in geospatial, agtech, and advanced manufacturing too.
  • WashU, Saint Louis University, and UMSL feed the region with research, technical talent, and a steady pipeline of graduates.

How CIC Is Bringing These Industries Together

Innovation ecosystems don’t happen by accident. Someone has to be intentional about building the connections, and that’s the work we focus on at CIC.

This fall, we’re convening leaders across finance, agriculture, risk management, and geospatial technology for an invite-only summit designed to bring together leaders and put forward the trends and research moving this industry forward.

Looking Ahead: The Future of Spatial Finance in St. Louis

Spatial finance is still emerging in St. Louis, but its potential touches nearly every industry we’ve built our economy around.

I don’t think the organizations that lead this field will be the ones with the deepest expertise in a single discipline. They’ll be the ones willing to collaborate across disciplines instead of working in silos. St. Louis has the talent, the institutions, the industry expertise, and the collaborative culture to be a global leader here.

Terminal 11 joins CIC’s global network of innovation campuses, launching a 12-month advisory partnership to build a world-class startup hub in the heart of Muscat.

The new Terminal 11 innovation hub has officially opened at Muscat Grand Mall, Tilal Complex, Muscat, Oman, and joins the CIC Global Network. Member move-ins are already underway, ahead of a formal launch celebration planned for September 2026. The opening follows an advisory partnership with CIC, which has guided Terminal 11’s space design and operating model.

Over the past several years, Oman has pursued an ambitious agenda under Oman Vision 2040 to diversify its economy beyond oil and build a knowledge-based economy, with the development of innovation hubs, technology parks, and startup infrastructure across the country playing a central role. Terminal 11 is intended to serve as a global hub for international talent and startups working to shape the future of Oman.

Beginning with a physical space design and operational model development, CIC developed a test Fit floor plan and design advisory alongside Terminal 11’s local architects, discovery and stakeholder alignment, and development of the Terminal 11 Playbook, a comprehensive operating guide covering CIC’s service model, community-building approach, programming strategy, and financial modelling.

“Our work with Terminal 11 has focused on transferring the knowledge needed to launch and operate a world-class innovation hub, while connecting founders in Muscat to a broader global ecosystem,” said Dougan Sherwood, partner, CIC Catalyst.

Ahead of the transition into its next phase of work, Terminal 11 reported strong early commercial traction, with member move-ins on pace to reach more than 100 people by the end of July 2026. That momentum shaped the scope of a new, 12-month operations advisory engagement between CIC and Terminal 11, which began in June 2026.

Rather than a one-time engagement, this second phase deepens the partnership. CIC will provide ongoing advisory support to Terminal 11’s leadership and staff, access to CIC’s Center Support teams across community, sales, events, marketing, finance and HR, and onboarding to CIC’s innovaHub center-management platform. The two organizations will also co-develop Terminal 11’s first-year programming calendar and explore future expansion and sector-focus opportunities together.

Drawing on more than 26 years of experience operating global innovation campuses, CIC has advised  Terminal 11’s team on how to plan, program and launch the space, as well as how to operate and grow it. Rather than operating the center directly, CIC is transferring knowledge, tools and best practices to support Terminal 11’s long-term, locally led success.

CIC Japan held the event “O-Nexus: Osaka Life Science Nexus – The Showcase” on Thursday, July 2, 2026, at “Osaka Life Science Nexus (hereinafter, O-Nexus)” located within “Nakanoshima Qross,” an international hub for future medical care in Nakanoshima, Osaka.

On the day of the event, participants from government agencies, healthcare providers, universities, investors, startups, and large corporations—all leading figures in the life sciences field both domestically and internationally—gathered together. The event was hosted to showcase the participation of global players in the new center, and to demonstrate O-Nexus’s role as a hub that connects Kansai with the world in a tangible way, generating new collaborations, business opportunities, and value creation, both domestically and internationally.

They discussed how O-Nexus connects with major innovation cities around the world and what opportunities may arise from that connection.

O-Nexus Concept

Osaka Life Science Nexus by Nippon Life and CIC (O-Nexus) is a hub where technologies, services, and knowledge that contribute to extending people’s healthy lifespans, centered on life sciences, are gathered and implemented in society. Osaka’s Nakanoshima area has a long history, beginning with the spread of Western medicine by Dr. Ogata Koan, the founder of the Tekijuku academy at the end of the Edo period. Since the modern era, it has been a cornerstone of Japan’s rapid economic growth, with a concentration of social infrastructure functions such as finance, research, medicine, and academia, playing a role in connecting industry and technology to society. It has supported research and development and manufacturing sites, and, as a place where decision-making and knowledge intersect, it has underpinned Japan’s modernization and industrial development.

O-Nexus aims to inherit the “soil where people, knowledge, and capital intersect” that Nakanoshima has cultivated, and become a leading hub for life sciences in Japan, driving Japan’s next growth, and a center for connecting challenges from within Japan and around the world to the global stage.

Researchers, startups, large corporations, universities, medical institutions, investors, and government officials come together across different sectors, fostering serendipitous encounters and practical collaboration that give rise to new technologies and services. Founders don’t lose time because they lack ideas or ambition. The culprit is usually the environment around them. When they spend time searching for office space, building networks, and searching for shared resources, momentum slows, and so does the work that really matters.

That’s where neutral infrastructure comes into play.

Neutral infrastructure refers to shared, open-access spaces and support systems that reduce barriers and enable collaboration across industries. Organizations like CIC exemplify this model by creating environments – also known as innovation campuses – where diverse innovators can thrive together.

Neutral infrastructure is more than just shared office space; it is an intentionally designed ecosystem where the focus is on enabling the tenants to do their core work without the burden of operational overhead. It’s the essential scaffolding that allows creation and rapid growth to occur efficiently.

Removing Friction for Foundational Success

The early stages of a startup are a relentless sprint. Every dollar and hour spent on non-essential activities is a waste of resources. Neutral infrastructure reduces this friction by providing immediate operational readiness.

Critical thinking, organization, attention to detail, and curiosity are strengths in any career, but especially in science and business. Neutral infrastructure supports these strengths by handling the complex logistics. For a life sciences startup, this means turn-key access to shared lab space with specialized equipment, permitting the team to hit the ground running without the prohibitively high upfront costs of fitting out their own lab. For a software company, it means reliable high-speed internet, professional meeting rooms, and IT support.

Time is a founder’s scarcest resource. Government, industry, and academic leaders gathered in Osaka for a ceremony marking the opening of O-Nexus

On Tuesday, June 2, CIC held the grand opening ceremony for Osaka Life Science Nexus by Nippon Life and CIC (“O-Nexus”) at Nakanoshima Qross, an international hub for developing the future of medical care in Osaka’s Nakanoshima district. O-Nexus is a life sciences-focused innovation campus jointly operated by CIC and Nippon Life Insurance Company.

Leaders from across Japan and around the world, including representatives from government, healthcare, academia, investment firms, startups, and major corporations, gathered to celebrate the launch of O-Nexus, a new innovation hub connecting Osaka to the global life sciences community.

The ceremony opened with remarks from Takashi Masuyama, Managing Executive Officer of Nippon Life Insurance Company, and Takaaki Umezawa, Chairperson of CIC Japan.

“This vision includes elements that may seem like a grand dream, but unless you dream big, you cannot lead an endeavor to success. The ribbon-cutting that followed featured Teruhiko Kawabata, Director of the Drug Discovery Support Office, Policy Planning Division for Pharmaceutical Industry Promotion and Medical Information Management, Ministry of Health, Labour and Welfare; Kayoko Sawada, Director for Global Alliance, Innovation and Startup Promotion Division, Ministry of Economy, Trade and Industry, Ministry of Economy, Trade and Industry; Nobuhiko Yamaguchi, Vice Governor of Osaka Prefecture; and the Chairman of The Future Medicine Promotion Organization, who performed the ribbon-cutting together to celebrate the opening of O-Nexus.

Furthermore, Osaka Vice Governor Yamaguchi, Mr. Kawabata of the Ministry of Health, Labour and Welfare, and Ms. Sawada of the Ministry of Economy, Trade and Industry, delivered congratulatory remarks, expressing high expectations for the new hub.

An Engaging Discussion on “Industrializing Future Medicine”

In the second half of the ceremony, a discussion was held on “The Industrialization of Future Medicine and the Role of O-Nexus.” The session featured three speakers: Takaaki Umezawa, Chairperson, CIC Japan; Yoshiki Sawa, Chairman of The Future Medicine Promotion Organization; and Hiroyuki Misawa, President and Managing Director, and Partner of Miyako Capital Co., Ltd.

The session began with a discussion of what is needed for Osaka and Kansai to develop as an international innovation hub for the life sciences field. Speakers emphasized the importance of building an ecosystem in which research, capital, operating companies, and government work together to support bold undertakings.

Next, the discussion turned to the challenges that new businesses from startups, large enterprises, and mid-sized companies face in achieving internationalization and scale. Participants exchanged views on structural challenges unique to Japan, including business development and fundraising geared towards global markets, as well as  shortages of talent and networks.

Finally, speakers explored how universities, startups, established companies, investors, and government can collaborate to overcome these challenges. They addressed the importance of open innovation across organizations and sectors, and the role of O-Nexus in providing end-to-end support from proof of concept through commercialization.

Speakers engaged in a lively discussion from the perspectives of industry, academia, government, and investors. Mr. Sawa expressed his expectations for the hub, noting that bringing promising university technologies into real-world application requires attracting and developing talent capable of leading and growing organizations. From an investor’s perspective, Mr. Misawa emphasized that “building strong teams capable of competing globally, and fostering serendipitous encounters among diverse stakeholders, are essential.” Mr. Umezawa added that “we want to make full use of CIC’s global network to create an environment where startups in Japan can scale internationally from day one.”

The discussion highlighted the potential of O-Nexus as a hub where diverse stakeholders can come together to spark new collaborations and innovation, leaving attendees with a strong sense of excitement about the future of medicine.

To close the event, Mr. Sawa of The Future Medicine Promotion Organization delivered the closing remarks.

“A wonderful hub called O-Nexus has been created, but what has been built so far is merely a ‘box.’ It is not facilities but people who create innovation. What matters is how the people who gather here make use of this environment and take initiative. What if detecting infectious disease were as simple as taking a single breath?

Varro Life Sciences is working to make this dream a reality. Led by co-founder and CEO Tom Cirrito, Varro is developing breakthrough tools that combine advances in nanobody science with rapid-response biosensors. The result is a set of technologies that can detect pathogens in real time, helping protect lives, communities, and economies from disruption.

Varro’s biosensor can deliver a diagnostic result in just 60 seconds from a single breath, while its air bio detector continuously monitors environments for the presence of pathogens. Together, these technologies bring detection into everyday spaces where early insight can have an immediate impact. This shift represents a meaningful expansion of what diagnostics can be.

“It doesn’t just change what we know about diagnostics today,” Tom says. “It really expands the use of diagnostics and testing into entirely new arenas that have never been used before.”

As part of a new wave of biotech innovation, Varro made a deliberate decision to build and scale in St. Louis, selecting CIC St. Louis in the Cortex Innovation District as the home for its custom outfitted shared lab environment.

Turning Breakthrough Science into a Scalable Company

Varro’s technology originated at Washington University in St. Louis, where their early scientific breakthroughs quickly gained traction and funding. As momentum built, it became clear that advancing the technology would require a dedicated environment that could support both research and manufacturing. For Tom and his team, that realization marked a turning point, prompting a return to St. Louis to be closer to the science and talent driving their work.

“I was in New York when we first founded the company,” he says. “And as things started to take off, we realized that there’s a lot of work to do and we were ready to build a physical presence.”

That next step included a significant investment in St. Louis through a new lab and R&D facility designed to support both immediate needs and long-term growth.

Designing a Lab for Complex Scientific Work

To move from innovation to implementation, Varro needed more than standard lab space—they needed an environment that could support complex workflows and evolve alongside the company. Their vision centered on one large space that would bring together research and development, engineering, and manufacturing, with dedicated areas for highly specialized work.

CIC St. Louis provided both the space and the expertise to bring that vision to life. As John Land, General Manager of CIC St. Louis, explains it, “The work our team did with Varro is a perfect example of the CIC model at its best: their work requires highly specialized space, and our role is to remove the pain points of building it so they can focus on bringing that work to life.”

After selecting a large lab space to serve as their central hub, Varro worked with the CIC team to build dedicated rooms for tissue culture with controlled airflow and minimal disruption, electrochemistry labs with specialized ventilation, and PCR rooms designed for isolated workflows. Together, they also installed a custom modular clean room to support sterile, tightly controlled processes. As Tom puts it, “we’ve designed the space so most of the team can work together in a central hub, then branch out into specialized rooms when they need focus or specific environments.”

CIC worked closely with Varro throughout the process, tailoring the lab to meet highly specific technical requirements and translating those needs into a fully functional space. Even during construction, Varro maintained momentum by using lab space upstairs to calibrate and intake equipment.

Reflecting on the experience, Tom notes, “CIC was great to work with throughout the modifications. We had to invest a lot to get the space where we needed it, but the facilities team was incredibly supportive and easy to work with, and we were able to make it all come together.”

The result is a fully operational, custom-built lab environment designed for a team of approximately forty people. The space reflects how the team works day to day, bringing people together while also enabling specialized, focused work.

Over time, the lab has become more than just a place to work. As Tom shares, “this space is special. It’s become home for us, and it’s set up exactly how we need it to work.”

As hiring accelerated, Tom recalls how quickly their space needs evolved, “we started out in this lab, and I just kept hiring, and hiring, and hiring. Soon, we needed more space. First, an office down the hall for quiet calls, then anoffice in the other CIC building for when I need some focus time. And now we’re starting to think about where we go from here.”

Rooted in St. Louis, Connected to Opportunity

For Varro, St. Louis offers both scientific depth and strategic opportunity. The region is home to major biotech and pharmaceutical companies, along with Washington University, one of the top NIH-funded research institutions in the country. It also offers a strong talent pipeline, enabling companies to hire locally while attracting experienced professionals drawn by both the opportunity and the quality of life.

Together, these assets create a uniquely supportive environment for biotech talent, where proximity to leading research institutions, established industry players, and a growing innovation community makes St. Louis an especially compelling place to build and scale scientific work.

As John Land, General Manager of CIC St. Louis, puts it, “When a company like Varro chooses to build and grow in St. Louis, it represents a shared win for the region. For Varro, these factors play a direct role in building a strong team.

“St. Louis is a great place to build a company,” says Tom. “The schools are excellent, and the city really punches above its weight when it comes to cultural institutions like the art museum, the zoo, the Muny, and Forest Park. These things matter to the people that I want to recruit to come here. In fact, I am getting better people for it.”

Within St. Louis, the Cortex Innovation District, home to CIC St. Louis, stands out as the center of gravity for biotech and innovation, offering both proximity to Washington University and a dense network of collaborators. Given that context, the decision to locate there felt straightforward.

“There really isn’t anything like this anywhere else in St. Louis,” Tom says. “It was always going to be here.”

Supporting innovation means creating an environment where teams can stay focused without being pulled into operational complexity. For Varro, that experience shows up in both everyday details and critical moments.

“It’s a great environment,” Tom says. “The CIC buildings are just always very welcoming to be in. There are snacks. People pay attention to the cleanliness of things. People are always trying to find ways to make it a more accessible, more attractive, more pleasant of a space to be in.”

That sense of support becomes even more important in a highly technical lab setting, where small issues can quickly become distractions. Instead of diverting internal resources, Varro relies on CIC’s team to respond quickly and effectively.

That responsiveness ultimately allows the team to stay focused on their core work. As Tom puts it, “at the end of the day, I want my team to focus on the data, the experiments, and on our Gantt chart, not the lab space, the building, and the parking.”

Looking Ahead: Growing Within CIC and Cortex

Over the next five years, Varro is focused on bringing its devices to market and scaling its impact globally. The goal is to create technology that is both widely recognized and immediately understood.

“We’re developing the kind of device that everybody on the planet is going to recognize,” Tom says. “And the first time they see it or they use it, the first thing they’re going to say is ‘Wow, that’s cool. I wish we had that during the pandemic.’”

For Tom, location is just as important. “They’re also going to say, ‘Oh, this is from St. Louis,’” he adds. “Because we’re doing all of it here. I think we have something that St. Louis is going to be really proud of.”

As the company grows, it plans to expand manufacturing locally and distribute its products around the world. CIC and the broader Cortex ecosystem are well positioned to support that growth, offering both flexibility and room to scale without requiring relocation.
