BURGUEZ DRAMATIC KITCHEN TRANSFORMATION

Upon meeting Phil Burguez & Vicky Ross back in February last year and seeing their existing kitchen and the location of it which presented many challenges. It was a relatively small kitchen particularly for their large sprawling colonial house. Clearly the existing footprint would not do. I had to create some space, make the new kitchen function properly and last of all do the house justice with a beautiful new kitchen.

 

The existing kitchen was a typical 90’s G – Shaped kitchen with lots of wasted space in the centre of the kitchen. The Footprint that formed the basis of my recommendation included Cabinetry and Benchtop on both sides of the room with an island in the middle and the addition of a Butler’s Pantry.

 

The kitchen was located next to a wrap around deck and quickly Phil and Vicky remarked that the rear section of the deck was never used. So my initial advice was to turn this unused space into a Butler’s Pantry creating some extra space which was badly needed. From a structural point of view, this was a relatively easy thing to do. My builder built in the existing deck section with framing and weatherboards enclosing the space and the floor was also replaced. This created a fairly large pantry with the ability for lots of storage and a separate workspace.

 

The clients initially had reservations about this concept. They didn’t want to loose the airflow that was currently being provided by a window and they also liked the view of some bamboo trees which provided a nice outlook. I recommended we place a window in the pantry with louvers to deal with both the flow of fresh air and also to frame the view of the bamboo.

 

The other main challenge with this renovation was a support post which was not removeable so my solution was to integrate this post into the island. This was coupled with a VJ raked ceiling from 2 directions where the ceiling height went from 3200 to 2200 from one side of the room to the other. The best I could do again was to integrate where the ceiling met the top of the cabinetry through the use of a VJ Bulkhead. This made it less obvious.

 

The end result was an outstanding success:

There are many factors that will determine the total cost of the kitchen renovation. These are:

  • Whether the kitchen is remaining in the same location and within the existing footprint. Costs that impact a Kitchen Renovation when the kitchen is being relocated are the trade costs of plumbing, electrical, structural and plastering.
  • The materials chosen for new kitchen. There are a few options for your Cabinetry doors and panels which all will have a bearing on the final cost. At the entry level is a laminate kitchen with melamine doors and panels. To go to 2 Pac cabinetry will often add another         $ 3,000 to the overall cost. As a generalisation, a Natural stone benchtop will cost more than an Engineered Stone but most of the Engineered stone suppliers have 5 price points with the Marble look range at the top end of the price scale. Sometimes this can be same price as a Low – Mid Range Marble.

The Thickness of the Benchtops will also have a bearing on the overall cost. With most of the stones being supplied in a 20mm slab, a thicker face can be achieved by adding a mitred edge creating anything from a 40mm to a 100mm front.

 

  • As a rough guide the supply of an average size kitchen will cost in the following materials:
  1. Melamine Doors and 20mm Engineered Stone $15,000 – $20,000
  2. 2 Pac Flat Panel Doors and 20mm Engineered Stone $20,000 – $25,000
  3. 2 Pac Profiled Doors and 20mm Engineered Stone $25,000 – $30,000

 

 

  1. Obviously a big chunk of the overall cost will be the purchase of new appliances. If you are replacing all of your existing appliances you will need the following an Oven, Cooktop, Rangehood, Sink, Mixertap, Dishwasher, Microwave, Fridge and that’s just for starters. Additionally there may be also a Wine Fridge or Steam Oven. With some ovens costing the same as a small car this can be anything from a $ 3,000 investment to much, much more.
  2. With up to 10 different Trades People required for a Kitchen Renovation the total cost can be from as little as $ 2,500 to $ 10,000 if Structural improvements are needed.
  3. And the big question – “Will my investment in a new kitchen add value to my house.” With most experts regarding the kitchen being as the most important room in the house, it is imperative this appears to be at least the same standard as the rest of the house otherwise the value of your house will be marked down. KITCHEN RENOVATIONS ARE A SIGNIFICANT PROJECT

The typical fit out of a new kitchen takes around 2 & 1/2 weeks from commencement. For most people you will be without a kitchen for this time and this can be very inconvenient so there are important steps you can take to ensure you have a successful Kitchen renovation.

Avoid a considerable headache by employing the services of a professional organisation with a steady hand on the tiller. There can be 10 different Tradespeople required to complete your kitchen renovation and the project management and expert coordination of these trades is essential to a successful renovation where the goal is to ensure that the project is not unnecessarily delayed and is completed within the smallest time frame possible. This takes expert coordination of all of the trades associated with your project.

 

 YOUR KITCHEN RENOVATION FROM GO TO WHOA

  • From order normally your new kitchen would be ready to be installed within 3 – 5 weeks depending on the cabinetry doors chosen
  • If your existing kitchen needs to be removed this usually only takes a few hours and either your old kitchen finds a new home through being sold on Gumtree or unfortunately it may have to go to landfill.
  • Once the old kitchen is removed this is the time for the new electrical and plumbing rough in to allow for new powerpoints, a relocated oven or cooktop, a new sink or gas position and fridge water.
  • If there is structural work to be performed such as wall & window alterations, or removing a wall this would happen after the kitchen is removed.
  • Also if work is to be performed on your flooring such as a new tiled floor or maybe sanding and polishing the timber floorboards, this should happen now.
  • Your new Kitchen Cabinetry would normally take between 1 day and 2 days to install depending on the size and complexity of the design.
  • With most benchtops these days being stone, these have to be templated ( MEASURED) prior to manufacturing and this must be done only after the cabinets are installed. Again this should be performed at the earliest opportunity after your cabinets are installed.
  • The typical lead-time for the benchtops to be manufactured and then installed is 10 working days. In this time painting, plastering or finishing off your flooring can be attended to.
  • Once the benchtops are installed your electrical, sink and appliances can be fitted off and your kitchen would mostly be operational from that time.
  • And then there is only the splashback to complete. For toughened glass the lead-time can be another 10 working days but tiling can be done straight away.
  • Your Kitchen renovation should now be complete and ready for you to enjoy for many years.

Most kitchens from yesteryear are severely lacking in storage capacity. There are 5 essential different kitchen footprints and which design will best suit your house will be determined by the available space. They include the following kitchen layouts:

  • L-SHAPE WITH ISLAND – This design not only provides for the greatest functionality, it also looks the most balanced. With the L-Shape design, access to the kitchen is easier. There is an entry point and also an exit, the work spaces are not on top of each other so for a busy family this is invaluable. If one workspace is occupied by one person cooking, somebody accessing the fridge will not interfere with this process.
  • U –SHAPE – A very familiar footprint as most kitchens up until the last few years were designed this way. The setback with this design is the room between benches and the larger distance to travel from one workspace to the other. Also there is only one entry point.  With kitchen renovations today, quite regularly, a wall is removed so as to provide for a L-Shape kitchen design.
  • G- SHAPE – This is where the work space is continued beyond the U – Shape creating a Breakfast Bar. This design maybe necessary if your bench space is limited
  • U – SHAPE WITH ISLAND – If the footprint of the kitchen is large enough, there may be room to have cabinetry on 3 sides of the kitchen and have ample enough room to place an island in the middle of the room. Remember you need a minimum of a 1 metre space around the island to allow for efficient flow.
  • GALLEY STYLE – This is a popular choice for small kitchen footprints like in an apartment. The kitchen footprint includes some back cabinetry where the fridge, pantry, oven and cooktop are situated and most likely the sink and dishwasher would be located in the island.

           DESIGNING A KITCHEN WITH FORM & FUNCTION

There are many aspects to consider when designing a kitchen. Careful consideration must be given to ensure the kitchen sits perfectly in balance within the room and given how busy the kitchen can be with most families it must provide for near effortless functionality. Here are some of the more important design issues:
1) The passageway between work spaces must allow for someone to be working at a bench and sufficient space for someone else to get by without interfering with the Head Chef of the household. It is deemed by design professionals that the optimum space that is to be allowed for is between 1000mm and 1100mm. For example, it is important that the space is not too large so that to keep the movement between workspaces to a minimal distance. If you consider a standard doorway width is around 800mm, 1100mm is not so small after all.

2) Consider making your Island Bench 1200mm deep rather than the often standard of 900mm and you will find, visually it looks a lot more balanced in the room with the added benefit of a much larger workspace.

3) The kitchen footprint will often include 2-3 walls which are available for cabinetry and one of these walls is likely to have a window installed so the other wall must be utilised for the “Tall” cabinets such as the Fridge Recess, Pantry and Oven Tower. Then the other base cabinets and overheads can occupy the other wall.

4) A typical design approach is to centre the sink to the window so that the mixer tap aligns to the centre of the window. The Bin cabinet and dishwasher are often placed nearby then the cleaning process is far more efficient.

5) Then the final major consideration is to where to place the cook top. The cooking is best confined to an area up against a wall. Then any cooking spills will be minimised. If possible place your cook top centred over 2 sets of drawers. Visually this will look far more balanced with the Range hood cabinet and the overheads above with the added benefit of having ample storage for your cooking utensils, pots, pans and serving plates close at hand.

6) Finally give particular attention to designing your kitchen symmetrically. This will always lead to a better outcome leading to a great looking kitchen. For example if you have a row of cupboards, try and make them all of the doors the same width or similarly, all of the drawers.
