Engineering studies presented during the planning process indicate that these improvements are expected to significantly reduce stormwater runoff compared to existing conditions, with reductions ranging from 23% during smaller storm events to more than 50% during major storm events.

The improvements are also intended to help address ongoing erosion concerns within the Scout Creek watershed, creating long term environmental benefits for the surrounding area.

New Trails and Connectivity

The development will feature nature trails, boardwalks, and pedestrian connections designed to encourage outdoor recreation while preserving the area’s natural beauty.

Plans also include the extension of Peridot Place to Brock’s Gap Parkway, creating improved connectivity between surrounding neighborhoods and the Stadium Trace Village district.

Economic Impact

Traffic studies conducted for the project identified roadway enhancements including new traffic signalization, turn lanes, improved sight distances, and other infrastructure upgrades designed to support future growth while maintaining traffic flow.

Phase II is projected to create more than 300 construction jobs and more than 500 permanent jobs across healthcare, hospitality, entertainment, retail, and service sectors.

The project is also expected to generate approximately $50 million in annual sales while expanding Hoover’s tax base, supporting tourism growth, strengthening the Hoover Met and Finley Center, and creating long term community assets.
