]]>Engaging an agent because you think they are a local specialist and as such, “own the data base” for that area.
It’s really quite easy for an agent with limited sales experience in one particular area to make him- or herself look like the reigning king or queen. They’ll lead their pitch with their “expertise”, their knowledge of your buyers and their “extensive data base”.
It’s a selling technique. Not a reality. Feeling secure with this pitch is dangerous.
There is no such thing as a particular agent “owning a data base”.
Buyers purchase a property based on broad-ranging research, and less often by seeing the property online or in print. If anything, an agent who specialises in one suburb can be more of a negative to a vendor than a positive.
Firstly, a suburb specialist can become too comfortable with their own price assessment. It’s usually based on their last sale in the area and who they still have on their books.
There are new buyers in the market every day and subtle shifts in the market regularly. More importantly, a more innovative approach to marketing matched with a more skilled approach to negotiation may have established a completely different benchmark price than that of someone with only local knowledge and the intention to simply to “turn the stock over”. The Peter Principle suggests that an agent “turning the stock over” is not your best bet.
Mistake 2:
Accepting a distorted price – up or down.
This is often a corollary of Mistake 1 – when an agent has made the vendor feel safe with the concept that the local agent “has the market cornered”.
Added to this is the age-old problem of agents over-quoting to secure the business.
The Department of Fair Trading has gone to extraordinary lengths to restrain over-quoting, but the industry is still rife with overinflated price quotes used to seduce vendors.
This is causing vendors to become disillusioned about our industry and distrustful of hard-working agents. And, quite frankly this is quite sad. The reality is that as much as you can rely on your doctor, lawyer or accountant to take care of your best interests, the same should apply to your real estate agent of choice.
A vendor who understands the current market can find a snapshot of sales to make a broad estimate. The agent should then be able to identify and articulate conclusively to the vendor the specific sales on which they can rely to identify an achievable price. If the agent cannot articulate as to why the price they have quoted is correct, then they are unlikely to be able to do so to a buyer.
Mistake 3:
Engaging an agent as a result of a discounted commission and or incentive based commission arrangement.
A highly skilled negotiator is worth their weight in gold, pure and simple. If an agent is so quick to discount their own commission, imagine how readily they might discount your expected price.
Secondly, if an agent is excited by an incentive driven commission then you need to ask yourself whether you have hired the right agent to begin with! If you have to incentivise them to achieve a result, then how safe do you really feel that the agent you have engaged is 100% committed to representing you in the sale at the maximum dollar achievable.
In summary:
I regularly meet new friends at dinners and lunches who will talk about their disappointing sales experiences when they find out that I’m a real estate agent. They’re keen to tell me why they weren’t satisfied with their sales outcomes. These kinds of stories are 90% of the conversations I have. And that’s distressing.
Following one such conversation this week, I felt compelled to put pen to paper on behalf of the professionals that do exist in my industry. Those who have regularly set new benchmark prices regardless of market conditions, who provide a 24/7 service to their clients because they have been honoured with the opportunity to sell on behalf of that vendor, who take this mandate seriously. Because there needs to be a wake-up call for vendors to best understand that they can safeguard their asset with best representation by trusting their gut instincts and not being seduced by an agent’s self-promotion.
It is human nature to feel that relying on a data base gives them an edge, that an overinflated price means the agent is a “positive go-getter” and that a discounted or incentive driven commission means money in the vendor’s pocket. Unfortunately, there is NO NIRVANA.
Don’t make mistakes. Achieve a win-win for all:

]]>The post ALL YOU WANT appeared first on Agency by Alison Coopes :: Exclusive Real Estate Sales, Leasing & Management.
]]>If you’re four years of age, Christmas IS about getting stuff. If you’re forty, it’s about giving stuff – gifts, yes, but also friendship, love and thankfulness. Surely.
We need Christmas this year. Friendship, love and reasons to be thankful haven’t spent as much time in the spotlight as they should have.
It’s always heartbreaking to see buyers miss out on what they want. I’ve seen a lot of that this year. It’s equally hard to see the pie-in-the-sky hopes of vendors pulled back down to earth. I’ve watched next homes move out of reach while the old homes were selling.
But there has also been the joy of seeing vendors’ wildest dreams come true this year. We’ve made some spectacular sales for our clients.
We sold $130 million worth of property in the last eight weeks. That reminds you rather effectively that you can achieve great things for the people who’ve put their trust in you. We’re thankful for that.
While our new business pitches were more ferocious than usual, our many referrals kept reminding us that the relationships we’ve built are mutually rewarding – for a very long time.
And while our new arm, Urban by AC, gave us a whole lot of new things to worry about like any new undertaking, it’s already returning the love we put into it with healthy growth.
Maybe we won’t be getting everything we want for Christmas. (What adult does?) We’ll be giving everything we want to, beginning with this thank you to everyone who bought, sold – or even came to talk – with us this year.
Spoil your kids. Love your friends. And look forward to a terrific 2017. Merry Christmas from everyone at agency by Alison Coopes.

]]>Hope (and fads) rule real estate sales also. Every seller begins a campaign hoping to get the highest price. And the current real estate fad can be very compelling.
There’s only one knowable fact about the highest bidder for your home: he or she will want your house more than anyone else and will be prepared to pay the most amount to get it.
So there’s only one knowable fact about the best real estate agent for your home. He or she will find all the high bidders and recognise the likely buyer.
As a corollary, that agent will have four attributes.
All four attributes.
Contrary to what hope suggests, that agent may not be the one with the highest quote. (There’s probably something wrong with a quote that’s out of sync with the others). Nor the agent offering the lowest commission. (Will any agent do more work for less?) Nor the agent who seems to be great mate material. (A great agent is amiable but tough.)
That agent will bring:
Choose your agent with your head, not your hope. CHOOSE AGENCY BY ALISON COOPES – YOU ARE IN SAFE HANDS.

]]>And yes, it’s not terrible news for the market.
But here’s the thing – with an election on the horizon, there’s still a lot of uncertainty.
In the shorter term, it’s probably a safe bet that you can buy something based on the assumption that interest rates aren’t going to sky-rocket in the near future.
However, now is not the time to speculate. It’s not the time to think like a trader .
To buy in the current markets, consider worst-case scenarios in the medium-term: from rising interest rates to downturn in price. Because the fact is, we just don’t know. What we do know, is that there’s not much stability.
Any property acquisition right now should be based on a long-term love affair. Not a short-term romance.
The reality is if you can take the view that all assets acquired are for the “longer term” inevitably property will always provide the rewards.

]]>But here’s the thing – When there’s a whole lot of supply, eventually there has to be relief for rentals. Sales may soften too. That’s the basic law of supply and demand. Property is not immune to the law of economics.
Maybe not now, but by November we’ll see this starting to happen.
If I had an investment property, I’d be locking in two-year leases and securing longer-term tenants. Sure up your yield and make it attractive, especially if you’re looking to sell.

]]>That is, once you’ve done your research, studied the market and decided where you want to be. When your ducks are in a row, start the process of inspecting.
I believe it takes three ‘open for inspections’ to make the right decision.
1. You love it, feel warm and fuzzy so you decide to go back again.
2. You start to see the cracks and have your doubts.
3. You go back and will know if it’s right- just listen to your gut.
It’s important to take into consideration all of your research and concerns. But ultimately, you’ll know by your 3rd visit. As long as you trust your instinct.
