Carol Morgan, founder and president of Denim Marketing, has been named President of HomeAid Georgia as the nonprofit celebrates 25 years of building new lives for individuals and families experiencing or at risk of homelessness.

As HomeAid Georgia marks its 25th anniversary, Morgan will help lead the organization through a period of strategic expansion beyond its original footprint, increasing education, community engagement and building capacity through construction for nonprofits providing housing across Georgia.

“For 25 years, HomeAid Georgia has united the homebuilding industry to create dignified housing and real pathways to stability,” said Morgan. “As we celebrate this milestone, we are not just honoring the past. We are building toward a future without homelessness across the entire state.”

Essentials Drive Targets Record-Breaking Results

A major initiative during this anniversary year is the upcoming Essentials Drive, with a bold goal of 25 fundraising teams. Seventeen teams have already committed.

Through a new partnership with a wholesale diaper distributor, funds raised will allow HomeAid Georgia to purchase diapers for just $0.25 each. If 25 teams raise $2,500 each, the effort will generate enough support to distribute one and a half semi-trucks of diapers to families in need.

A large volunteer distribution day is scheduled for May 8 and, due to anticipated growth, will be held outdoors to accommodate the expanded scale.

Education, Advocacy & Statewide Expansion

HomeAid Georgia continues to elevate awareness around homelessness through education and partnerships. Executive Director Mandy Crater recently participated in HomeAid America’s “Unsheltered Conversations” podcast alongside author Brian Goldstone, discussing housing instability and working homelessness.

“For 25 years we have been pointing to the fact that so many more people are experiencing or at risk of homelessness than the people you see literally on the streets. About 80% of the people experiencing homelessness in Georgia are families often single moms and children who are staying in extended stay hotels or doubled up with family members or sleeping in their cars. Brian’s book There is No Place for Us—Working and Homeless in America, is an eye-opening look at five families in Atlanta, and their struggle with homelessness while working full-time sometimes two jobs,” said Crater.

The organization is actively expanding outreach across Georgia, educating communities about how the building industry can play a direct role in addressing homelessness through construction, renovation and essential supply drives.

HomeAid Georgia is close to finishing its first large-scale project outside its original metro-Atlanta footprint. Led by Paran Homes with assistance from Evans General Contractors, HomeAid is building a 10,000 square foot facility to help women and children escaping domestic violence in Jackson County for Peace Place. This facility will double their capacity from 16 to 32 beds. Additionally, HomeAid is working on projects in Augusta and Athens helping kids aging out of foster care.

As the nonprofit closes out its Annual Giving Campaign, Morgan is encouraging industry leaders statewide to engage.

The 6th Annual Online Homebuyer Mystery Shop Report has been released, offering an in-depth look at how today’s home builders respond to online buyer inquiries and where performance gaps persist. Conducted for the sixth consecutive year by Melinda Brody & Company in partnership with Blue Gypsy Inc. and Denim Marketing, the study benchmarks lead response speed, follow-up quality, communication channels and the impact of Online Sales Counselors (OSCs) across the industry.

The 2025 report analyzed 50 builders across five segments, ranging from national production builders to small local builders. Mystery shoppers submitted online inquiries during normal business hours. Builder responses were tracked over 30 days, evaluating email, phone, text and video follow-up, as well as overall persistence and personalization.

One of the most notable findings this year is the continued decline in OSC adoption, despite improving OSC performance. In 2025, 70 percent of builders surveyed employed OSCs, down from 78 percent in 2024. Despite the drop, builders with OSCs consistently outperformed those without across nearly every metric measured, reinforcing the value of a structured online sales program.

“Speed matters, but structure matters more. OSCs bridge the gap between marketing and onsite sales by responding quickly while building a real human connection that automation alone can’t replace,” comments Leah Fellows, President, Blue Gypsy.

Speed to lead remains a critical challenge. No builders responded to an online inquiry with a personalized email within five minutes; 20 percent replied within 30 minutes, and 24 percent within four hours. More concerning, 22 percent of builders never sent a personalized email at all! The gap between OSC and non-OSC builders remains stark: 73 percent of builders without OSCs failed to send a single personalized email, compared to just 3 percent of OSCs in 2025, a significant improvement from 13 percent the prior year.

“Marketing doesn’t stop when the lead comes in. This report reinforces that great marketing must be supported by strong follow-up, or even the best campaigns lose momentum,” adds Carol Morgan, President, Denim Marketing.

Phone follow-up declined overall, with only 58 percent of builders making a phone call, down eight points from 2024. However, every call made within five minutes came from an OSC, and approximately 90 percent of builders with OSCs made at least one phone call, compared to just 10 percent of builders without OSCs.

The report also highlights increased use of newer communication channels. Text messaging was used by 62 percent of builders, up 12 points year over year, while video emails rose to 34 percent, also a 12-point increase. Notably, 100 percent of video emails were sent by OSCs, underscoring their role in driving more personalized, human engagement.

Overall, 66 percent of builders achieved five or more personalized touchpoints across at least two communication channels, showing continued progress toward more consistent follow-up. Still, the data reveals wide variability in execution, with some builders responding within minutes and others waiting weeks to make initial contact.

“The biggest takeaway from this year’s mystery shop is the importance of process. Builders that commit to structured follow-up outperform those relying on sporadic outreach or heavy automation,” states Ben Marks, President, Melinda Brody & Company.

The 2024 Online Homebuyer Mystery Shop Report results are in. Compiled by Blue Gypsy Inc, Denim Marketing and Melinda Brody & Company the survey compares the follow-up efforts of 50 home builders across the country for 30 days.

The builders were chosen randomly, with nearly 30 coming from the 2024 Builder Top 200 List. The survey reveals a variety of statistics and interesting findings regarding follow-up methods used by home builders during the homebuyer journey.

Effective lead follow-up is critical for home builder sales. Marketing generates website traffic, but without prompt and engaging follow-up, leads and marketing investments are wasted. Online Sales Counselors (OSCs) are crucial in delivering a positive customer experience to convert leads.

Melinda Brody & Company, known for its effective video mystery shops, employed an online shopping protocol for this survey to assess online lead response. Mystery shoppers submitted inquiries via builder website contact forms during standard business hours, posing specific questions about builders or communities. Responses were tracked for 30 days and analyzed, comparing builders utilizing OSCs (78%) to those without (22%).

“Marketing dollars are still precious, even with today’s increased reach,” Denim Marketing President Carol Morgan said. “Each lead is a valuable opportunity to create a memorable interaction with a potential customer and consistent, systemized follow-up is key.”

The 2024 Online Homebuyer Mystery Shop Report compares builders with and without dedicated OSCs to provide actionable insights on customer follow-up. The report uses a diverse sample to evaluate factors such as speed, personalization and touchpoint variation, offering recommended benchmarks and best practices to improve the customer journey.

Some key findings in the 2025 Online Homebuyer Mystery Shop are:

  • 38% of builders never followed up by email.
  • 36% of builders never followed up by phone.
  • 50% of all builders sent text messages – 76% were from OSCs.
  • 22% of all builders sent video emails – 100% were from OSCs.
  • 78% of builders had online sales counselors in 2024, a 15% increase from 2023.
  • 13% of OSCs failed to send a single personalized email.
  • 26% of OSCs neglected phone follow-ups entirely.
  • 73% of builders without OSCs never followed up by email.
  • 13% of builders with OSCs never followed up by email.
  • 75% of builders without OSCs took over 3 days to respond by phone.

I’m thrilled to share that I’ve joined the HomeAid Georgia executive board as its 2025 Vice President, after serving as Treasurer in 2024! Having volunteered with HomeAid for more than 16 years, I’m passionate about its mission to build a future without homelessness. Everyone deserves a safe place to call home, and too many of those facing homelessness are women and children.

Serving alongside dedicated industry leaders like HomeAid Georgia President Jonathan White of Meritage Homes, Treasurer Tom Bowers of Lennar Atlant, and Secretary Ronnie Cline of Taylor Morrison Atlanta is a privilege. Our shared commitment to this organization makes a real difference in communities across Georgia.

HomeAid’s transition from HomeAid Atlanta to HomeAid Georgia in 2024 has expanded its reach statewide, allowing us to support more individuals and organizations. Through initiatives like Care Days, the annual Essentials Drive, and life-changing construction projects, we’re providing housing and resources for those in need.

One of the things I love most about HomeAid is its tangible impact—helping to create real change for people who need a second chance and a warm place to sleep at night. I encourage others to get involved and support this incredible organization. Together, we can make a lasting difference!

As part of the board, I look forward to working on impactful projects like the new housing initiative at Gigi’s House, which will provide a safe space for 20 teenage girls to attend school and receive counseling. HomeAid Georgia brings the homebuilding industry together for a greater purpose—leveraging our skills, resources, and relationships to create hope. I’m excited to contribute to this important work and continue advocating for solutions to end homelessness in Georgia.
