It was a moment of satori on an ordinary weekday morning—synchronicity as a portal to the divine. Inspired by her invitation, I began keeping track of the synchronicities I experienced each day. By the time we met, I was thrilled to tell Dr.Miller about my newfound Awakened Awareness, as she writes about in her book, The Awakened Brain. That's when she shared the insight that opened the portal: "Now, you need to go a level deeper," she said. "When you encounter a synchronicity, ask yourself: What is Life showing me now?" This is the question at the heart of Dr.Miller's work—the recognition that "we are in dialogue with life." "We discover that we are seekers, rather than makers, of our path," she writes. Initially, I internalized it in a responsive manner. When life presented an opportunity to practice mindfulness, especially a challenge, I would respond in kind. It wasn't until reading Dr.Richard J. Davidson and Dr.Cortland Dahl's new book, Born to Flourish, that the quote finally landed. Jon's invitation isn't solely to respond with compassionate presence. It is to intend it in each moment. This is one of the central revelations Dr.Davidson and Dr.Dahl inspire (and my favorite line in the book)… "Flourishing is not a destination, but a practice." As Dr.Dahl illuminates, we often have elaborate visions of what it means to flourish. Still, each moment is an opportunity to practice the four skills in their framework: awareness, connection, insight, and purpose. To start, they encourage you to reflect on your daily routines and identify opportunities to infuse them with intention. It can be as simple as practicing gratitude while walking your dog or reflecting on our sense of interdependence before eating a meal. While these micro-practices may seem simple, compounded over time, they lead to neuro-plastic changes (causing the behaviors to unfold spontaneously) and elevate your baseline. Since reading Born to Flourish, I truly have come to see life as the meditation. As if with new eyes, I now see every interaction as an opportunity to practice. I move through my day with a deeper sense of joy and expansiveness; More attuned to the kindness of others and the goodness in the world. Two of my most revered teachers, Dr.Davidson and Dr.Dahl make a transformative difference in my life. They've devoted their life's work to studying the neuroscience of flourishing at The Center for Healthy Minds at The University of Wisconsin-Madison—where they conducted the first studies on advanced meditators' brains—as well as at their non-profit Humin. We explore their pioneering research and practices to wire your brain to flourish. To become the "architect of your inner experience," we learn how meditation alters the way that your brain responds to pain, how (and when) to shape the encoding of your memories, and why our subjective experience can be more impactful than our objective one, as well as how to relate to it. I hope our discussion will elevate your vitality as it did mine. ]]> I often remind myself of Jon Kabat-Zinn's insight: "When we understand that life is the curriculum, life itself becomes the meditation." Where were you? Who were you with? How did you feel? Focus on your senses. What did you see and hear? Smell and taste? Spend a few minutes reliving this memory. How did this mini-meditation make you feel? This is a practice called Joy Conditioning, created by Dr.Wendy Suzuki. Since learning it, I've started my morning meditation by reliving my beautiful moments from the day prior. This simple ritual transformed my energy; Inspiring feelings of awe, abundance, and appreciation to start the day. Dr. Suzuki is an author, the Dean of Arts and Sciences at New York University, as well as a Professor of Neural Science and Psychology. Her research focuses on brain plasticity. She's done pioneering studies on anxiety, meditation, exercise, and memory. Still, the heart of her work is how we can prime our brains to experience more joy. The first step? Cultivate an activist mindset. Despite being passionate about climate change, she landed a role in consumer safety. Soon after, she was invited to meet with one of the top environmental organizations in Minnesota. They hoped she'd support their advocacy efforts to remove toxic chemicals from baby products. Kids weren't on Lindsay's radar. Still, she said 'yes' and returned to her office for a late night of research. Her discoveries changed the course of her life—and yours. Lindsay's research revealed that toxic chemicals that are added to consumer products—from skin care to pans to mattresses—negatively impact our health. Studies link these toxic chemicals to asthma, immune system damage, cancer, infertility, and more. Since that fateful meeting, Lindsay has been the lead strategist for the passage of over 30 laws to advance consumer safety, protect public health, and address climate change. She's also established new standards for businesses through her leadership at Beautycounter and Ritual, where she is currently Chief Impact Officer. I've always appreciated Lindsay's discerning approach to activism. Our first conversation was the catalyst in prioritizing clean products for my family (a gift I'm forever thankful for). Still, her new book, Cleaning House, offers an even deeper awakening: Products made with harmful chemicals don't just influence your family's health. They can have severe implications for other families and the planet. (Chemical exposure for those who live in fenceline communities, where these chemicals are made or trash is incinerated, can lead to debilitating health outcomes.) This is the heart of Cleaning House and the next chapter of Lindsay's advocacy. "We've made so much progress in the consumer marketplace," she shared. "Now, we need to have a more global and public health view, versus an individual wellness lens. If we stop at: You can shop your way out of this. There's a lot of communities that don't have the time, resources, or financial ability to purchase safer products. It leaves those who can't afford to relocate in a position where they're being overly burdened with toxic chemical exposure, which is unjust." Thanks to Lindsay, this topic is dear to my heart. Sharon said: Not from one moment at a time of it. "We have physical pain, disappointment, restlessness, and anxiety," Sharon shared. "Whatever it is, we tend to compound it, not only: This is what I'm feeling right now. But, this is what I'm going to feel like next year. Everything congeals and feels permanent and heavy. But, when we realize that it's one moment at a time of it. Then, we can explore. What we see is that even though something may last over time, within itself it's moving. It's changing and flowing. It's in the live system. As a friend with a severe chronic pain condition said: "I found the space within the pain." How do you discover the space within the pain? As a renowned author, teacher, and meditation pioneer, Sharon has made a transformative difference in my internal dialogue; Most significantly, in helping me avoid being overcome by my emotions. With sustained practice, these tools become ingrained; Surfacing to help you question your thoughts and redirect your energy in the moment. "Situations are complex," she added. Her sentiment captures why the prompt stood out to me: Too often, we wait too long to embody our essence—or never do it at all. In our conversation, Dr.Thema leads us on our path back home. As a renowned psychologist, professor, minister, author, and sacred artist, she's the perfect guide. Kahlil Gibran introduced me to the concept of emptiness. Still, I was always curious how one "enters the temple invisible." I was given a window into that journey through my dear friend Pico Iyer's new book, Aflame: Learning from Silence. It is a stunning reflection of his own experience becoming invisible across 34 years and over 100 stays at the New Camaldoli Hermitage in Big Sur. Here's how he describes this awakening… "So why am I exultant to find myself in the silence of this Catholic monastery? Maybe because there's no "I" to get in the way of the exultancy. Only the brightness of the blue above and below. That red tailed hawk circling, the bees busy in the lavender. It's as if a lens cap has come off, and once the self is gone, the world can come flooding in, in all its wild immediacy." We all crave this quality of presence; A yearning one of the monks captured when he said "the longing itself is the ecstasy." "Simone Weil said that the danger is not that there's no bread available. It's that we won't acknowledge that we're hungry," Pico says. "In other words, we're driving along the 405 freeway and we know that something's missing. But, we say: 'Oh, it doesn't matter. I'm in a good job. I'm taking care of my family. It'll take care of itself.' We drive right past that ache and longing that speaks for something lost and forgotten. The monks will tell me, or anyone who visits, that what you get at the hermitage is recollection; Meaning it's not a discovery and it's not revelation. It's recollection in the sense of collecting all of the scattered pieces of yourself and remembering something that you know deep inside of yourself, but that you forget in the rush of your everyday life." The thread that weaves our conversation has become a guiding principle for me: When you spend time in stillness, what you need finds you. This hour is a rich exploration of the beauty of surrender, why silence is the most trustworthy answer to any question, and how to be present when the muse appears. As Pico writes: "It's never possibility that's not present. It was an unexpected stop, given the day's holiness: Every year between Rosh Hashanah and Yom Kippur, the two holiest days of the year, the Jewish community visits a body of water to release their sins, or anything they don't want to carry into the new year, into the water. Still, Rabbi Brous was reflecting on the dying wishes of her dear friend and community member, Erin, and had a question for the community. During her final days, Erin wrote that each of us has an innate sense of who we're called to be. Like what the best routes are to and from the Garden Route, where to start your trip and what to include. We have put together our top tips and valuable insights so that you can decide what the best Garden Route tour experience will be for you. No matter where you’re coming from, we know you’re travelling far to reach us at the southern tip of the African continent. We understand that you want to make sure that each day of your holiday on the Garden Route is memorable. Start your Garden Route Tour in Cape Town to add rugged mountain scenery to your trip Letus start with the fact that Cape Town itself should be a must-do on your travel bucket list. It is home to Table Mountain and is a scenic feast that should be part of your holiday plans. Starting your tour from Cape Town enables you to do the gorgeous scenic Route 62 with its rugged mountain scenery. The rugged mountains are spectacular; Route 62 meanders past farming towns, vineyards, and fruit growing towns and orchards. You will love the scenery on this tour while having interesting conversations with our guides. PS: Fly directly to Cape Town, which can save you some valuable holiday time Include Oudtshoorn as an overnight stop to add the Cango Caves and arid Little Karoo Oudtshoorn is ideal as a lovely overnight venue, breaking up travel distance while adding beautiful scenic diversity to your trip. It is located in the arid Little Karoo, situated between the Swartberg Mountains and the Outeniqua Mountains. Oudtshoorn was established during two ostrich-feather boom periods in the 1800s and 1900s. Oudtshoorn is known as the “Ostrich Capital of the World”, having the largest Ostrich population in the world We love staying in the picturesque, peaceful Schoemanshoek Valley of Oudtshoorn where there are many great accommodation establishments. Located close to the famous Cango Caves, an underground wonder that is many millions of years old. The caves are a network of limestone chambers and vast halls with dripstone stalactite and stalagmite formations. One of the must-do attractions on your tour. The word-class Cango Caves offer easy Heritage Tours and Adventure tours into the smaller chambers. This cave is a national asset and managed to balance between showing off its beauty and preserving its heritage. Some of the chamber halls are so large that it has been the venue of Symphony Concerts in the past. The Heritage Tour would be preferable if you prefer a leisurely tour rather than the heart-racing but exhilarating Adventurous journey. Include the Garden Route town of Knysna The scenic highlight in Knysna are the two giant sandstone heads flanking the entrance from the Knysna Lagoon or Estuary into the Ocean. You can choose from various Knysna Lagoon cruises to get a front-seat view of the Heads. One of these cruise options is the Featherbed Eco Experience. Combining a Lagoon Cruise, a 4×4 vehicle drive to the Featherbed Nature Reserve and stopping at beautiful viewpoints. You can also opt to do an optional guided walk down the Head with stunning views and a delicious buffet lunch. If you prefer to do a cruise only, there are daytime and sunset cruise options. It is a great way to end the evening, sundowner in hand while gazing out on the Heads and Ocean. Dinner is included on the sunset Paddlecruiser, and one can order from the a la carte menu on the John Ben Sunset Cruise. Knysna, also known as the “Oyster capital” and well known for the annual Oyster Festival. There are also many great restaurants, several located at the Knysna Waterfront with its various arts and craft shops. Knysna is a convenient central location on the Garden Route. It serves as a “home-base” from which to explore the surrounding attractions of the Garden Route. The seaside town of Plettenberg Bay with its golden beaches should be part of your Garden Route Tour Holiday Vibes; White clean beaches; Blue Sky; Beautiful Ocean – this is Plettenberg Bay. No wonder Plettenberg Bay is one of the favourite holiday venues for the local South Africans. There are many restaurants with delicious food and many excursions to enjoy nature and wildlife. Whales frequent the bay at Plettenberg Bay during Whale season (July to November) and Dolphins in the warmer months (December to April). Book a cruise if you want to experience these marine mammals in their natural habitat. Whether you are an avid hiker or enjoy a leisurely stroll, the Robberg Nature Reserve offers various short and longer hiking routes. The Robberg Nature reserve is a World Heritage Site with rocks dating back 120 million years. Evidence of Stone Age inhabitation was found in the caves along the peninsula. The Keurbooms River enters the Ocean at Plettenberg Bay, and the Keurbooms River Guided Ferry takes you up into the Keurbooms River on a leisurely and educational cruise. Include the stunning Tsitsikamma Coastal National Park near the Stormsriver Village We have seen many Garden Route Itineraries that stop short of including Tsitsikamma – don’t make that mistake! Tsitsikamma Coastal National Park is one of the most scenic parts of the Garden Route. It is incredibly relaxing to stroll on the wooden boardwalks through the coastal forest, with stunning views over the Ocean. These boardwalks lead to the suspension bridge over the Storms River Mouth, which makes for great photographic opportunities. If you are up for modest accommodation, we highly recommend an overnight stay in one of the ocean-view wooden cabins. Some of them are located right at the shore and rocks, and you would have great views over the Ocean from your own patio. The National Park is a beautiful, restful experience. Whether it is a calm sunny day or whether it is stormy weather when the waves are crashing on the shore in an impressive display of the Ocean. The only way to see the inaccessible Storms River Gorge and Waterfall are with the Spirit of Tsitsikamma boat cruise that starts in the National Park on the ocean side, and then enters the Storms River. Another favourite activity here is doing the Kayak-Lilo excursion – a great way the natural beauty of Tsitsikamma. Discover the gems of activities around Storms River Village There are many activities to enjoy in the Storms River Village / Tsitsikamma area. Some of these are ziplining across a waterfall which is an easy 1-hour activity to enjoy whether you are 3 or 80 years old. The 3-hour Treetop Canopy Tour takes you from platform to platform high up in the trees of the Tsitsikamma Forest. Tenikwa Wildlife Awareness and Rehabilitation Centre is a rehabilitation and recuperation centre for indigenous cats and other animals of South Africa. Animals can recuperate so that they can be returned to the wild where they belong. Tenikwa offers various conservation-based wildlife tours focused on the wild cats of South Africa. One of these tours is the 1-hour Wild Cat Experience where visitors are led on a guided tour to meet African Wild Cats. Located in the Tsitsikamma Forest, is the ancient Yellowwood Big Tree estimated to be almost 800 years old, and standing 36.6m tall with a circumference of 9 metres. A pathway through the forest leads you to this majestic natural beauty. Add the beautiful beaches of Wilderness Wilderness is a picturesque village famous for its beautiful wide beaches, lagoons and rivers. On Wilderness Heights, you will find the Map-of-Africa Viewpoint that gives you a bird’s eye view of this natural wonder shaped like the African continent. Right across from the map-of-Africa viewpoint, is a popular spot to do Paragliding (Tandem with Instructor). For a nature activity, you can hire a kayak for a leisurely kayak excursion to the Touw River Waterfall. The first half will be leisurely kayaking and the second half a hike along the boardwalk to the Waterfall. Take a picnic snack along to enjoy at the Waterfall and natural pool. Another great lookout point in the Dolphin Point Viewpoint. Travel back to Cape Town via the scenic coastal Overberg Travelling back, the routes passing Arniston, Cape Agulhas, Hermanus and the coastal Clarence Drive add additional scenic diversity to your tour experience. Arniston is a small seaside fishing village and home to the famous Arniston Hotel. The sea’s colour at Arniston is a hypnotizing turquoise and provides a gorgeous view from your sea-facing room. Overberg, Arniston, Cape Agulhas. Add a short Safari if you have limited time We recommend including one of the Game Reserves like Gondwana or Botlierskop on your Garden Toute tour. Either as an overnight venue or as a Day Visitor doing a Game Drive. One night at these smaller game reserves is ideal. The predators are kept separate in large encampments, and the number of large animals is smaller in line with the size of the reserves and with responsible conservation. Chances are high to see 4 of the Big 5 on these game drives, conducted in 4×4 vehicles. The wildlife includes Lion, Elephant, Buffalo and Rhino though there are more wildlife species, depending on your visit. Add an authentic free-roaming-wildlife African Safaris in the adjacent Eastern Cape to your Garden Route tour. Eastern Cape is located right next to the Garden Route, which makes an authentic African Safari in the Eastern Cape easily accessible. Some of the options are Addo, Kariega, Shamwari, Lalibela, Amakhala, Pumba, Kwandwe and Gorah. The thrilling game drives are conducted in 4×4 vehicles in search of the free-roaming animals. Because of the size of these reserves, we recommend a minimum stay of 2 nights to do your Safari experience justice. Contact the Garden Route experts, 34° South Tours for more Tips and Advice or a Tour Proposal that incorporates your interests. It has become such a popular add-on to our Garden Route Tours, that the team at 34º South Tours has listed the main reasons why you absolutely must add the Overberg to your travel experience or to your Garden Route Tour in South Africa. (View our tours that include the Overberg : 5-day Garden Route and Overberg Tour or 7-day Garden Route & malaria-free Safari Tour or 5-day Garden Route & Wildlife Tour or 2-day Arniston & Cape Agulhas Tour) The Garden Route is truly one of the top travel destinations and highlights to experience on your holiday in South Africa. The route stretches along the picturesque south-eastern coastline, offering tremendous diversity and a scenic feast of experiences. South Africans have long ago discovered that half the fun is traveling to the Garden route and back. This is where the Overberg enters the picture. The meandering route through the beautiful scenery of the Overberg past the charming towns adds to the diverse scenic experiences you will already have encountered on your Garden route trip. Arniston (Waenshuiskrans) is 370 kilometres from Knysna on the Garden Route, making it the perfect “halfway station” back to Cape Town. It is an unforgettable break ensuring you arrive back in Cape Town refreshed and energised after the Garden Route leg of yout tour. Top reasons why you should add an Overberg Odyssey to your travel experience: 1. Arniston’s azure-coloured sea is magnificent The stunning turqoise/azure-coloured ocean at picturesque Arniston, an unexpected gem on our Garden Route and Overberg Tour, is one of the reasons why this quaint fishing village found its way into our hearts. The colour of the ocean is almost unreal and at the same time, both calming and invigorating. 2. Arniston Hotel and Restaurant for a superb, relaxing experience and the ideal halfway-station between the Garden Route and Cape Town The 4-star Arniston Hotel is located right on the ocean. One of the joys of staying in this warm friendly hotel, is the ocean view from our beatiful sea-facing room, which is decorated in cool ocean colours. This may be a small charming fishing village, but the restaurant in Arniston Hotel is top-notch and serves a wide variety of sophisticated dishes and a delicious breakfast buffet that will tempt you to over-indulge. And if you love to be pampered, make sure to pre-book a spa treatment at the Ginkgo Spa at Arniston. 3. Kassiesbaai’s Fishermen with their friendly, crinckled weather-beaten faces bring in the catch of the day Watching the Kassiesbaai fishermen with their friendly, weathered, crinckled faces bringing in the catch of the day, rates as one of the highlights when staying in Arniston. Stroll down to the small fishing harbour with its colourful fishing “chuckies” and watch as they expertly clean the catch of the day, which could be Cob, Red Roman, Steenbras or any of the other fish found in these waters. A large portion of their catch is bought by the Restaurant at Arniston Hotel, and the Chef starts his day selecting the fish and shellfish for the restaurants’s menu. So it really is the “Catch of the day”, fresh and delicious, when you order this on the “a la carte” menu. 4. Arniston’s safe swimming waters, beautiful clean beaches and pristine white sand dunes From Arniston Hotel, it’s an easy stroll to the beautiful safe beaches with its warm shallow water; the Waenhuiskrans beach cave that can be accessed at low tide and the pristine sand dunes that beckon to be conquered. 5. Hermanus, best land-based whale watching in the World Hermanus is the favourite annual holiday venue for the Southern Right whales from July to November. They travel yearly from Antarctica to mate and calve safely in the calm water of Walker Bay. This makes Hermanus the best land-based whale watching spot in the world during whale season (and the best people-watching spot for whales). Hermanus has the only Whale Crier in the world. The position is currently held by Eric Davalah, who followed in the footsteps of a progression of Whale criers since 1991. The Whale crier searches for whales alongside everyone else, strolling along the cliff paths, and announcing whale sightings by blowing on his kelp horn. It is such fun to be part of the collective sighs of enjoyment and amazement from the people as they spot a whale breaching. 6. Hermanus’ Fernkloof Nature Reserve and Winelands and Beaches makes it a popular destination Hermanus is a favourite holiday venue with its pristine blue flag beaches. The Hermanus Wine Route along the Hemel-en-Aarde Vallei (translated meaning Heaven and Earth Valley) offers wonderful wine tasting and wine shopping experiences and includes the wine estates of La Vierge Wines, Sumaridge, Bouchard Finlayson and Hamilton Russell Vineyards. Fernkloof Nature Reserve provides stunning panoramic views and photographic opportunities overlooking the valley and ocean. 7. Birding in the Overberg : “Beauty” (Blue Crane Birds) and the “Beast” (Cape Vultures) It is not unusual to see Blue Cranes, South Africa’s elegant national bird, chatting to their sheep friends next to the farm roads. Almost half of South Africa’s Blue Crane population of about 25000 birds are found in the Overberg. As these stunning birds are under threat, seeing so many of them along the Overberg roads is a privelige we hope to continue enjoying in future. The only remaining colony of Cape Griffon Vultures in the Western Cape, live in the steep cliffs of the Potberg Mountains in the De Hoop Nature Reserve. They now flourish where their numbers were previousdly dwindling. The farmers and community have been instrumental in protecting the colony. 8. The adorable African Penguin Colony at Stoney Point in Betty’s Bay is a delightful experience Traveling in Cape Town’s direction, just before Clarence Drive, we stop at Stoney Point in Betty’s Bay and stroll along the wooden boardwalk to the controlled access point where, for a nominal entrance fee, one can observe the African Penguin Colony. We love their former name, the “jackass penguins”; this aptly links them to donkeys because of the braying sound they make . The adorable penguins, all dressed up in their “tuxedos”, must rate as one of the cutest birds we’ve ever seen. This is a wonderful opportunity to see them in their natural habitat, where they are not enclosed, and free to come and go as they please. They share their “home” with cormorants and many other sea birds. A jacket is advisable as the temperature can be cool with a strong wind. 9. The charming back-roads, meandering through the farmlands, create a wonderful ambiance We love traveling along the back-roads that pass the farms in the Overberg. Away from the hustle and bustle, there’s time to stop and take pictures and to enjoy the views of the rolling farmlands and the beautiful scenery. 10. Bright yellow Canola Fields and Blue Mountains make for great photo opportunities During the late winter and early spring months, the magnificent bright yellow canola fields stretch as far as we can see. We tried to capture it on camera, but there’s nothing that comes close to seeing the bright-coloured fields “live”. Behind the rolling hills of the Overberg, the backdrop of rugged blue mountains makes a stunning picture and it is easy to see why they have inspired many South African songs. 11. Cape Agulhas (or known as Cape L’agulhas), the iconic meeting place of the “Two Oceans” There’s something special and magical knowing we are standing on the southern-most tip of Africa, that iconic point on the African map. When we face the ocean, the Atlantic Ocean is on our right ; the indian Ocean on our left. This is the southern-most point that the early seafarers had to circum-navigate when they were searching for safe passage to the spice islands of the East. 12. Clarence Drive, our magnificent scenic coastal drive, is one of the most scenic roads you’ll experience. Clarence Drive is considered one of the most scenic drives in the world (as per our guests’ opinion) and the stunning scenic splendour entices you to stop at the viewpoints to try and capture the beauty with a photograph. The road is hugged snugly by the mountain range on one side and the ocean on the other. Whether it’s a sunny or cloudy day, the scenery is truly spectacular and we’ll never tire of dricing along this beautiful road. The road passes the beautiful coastal villages of Kleinmond, Rooiels, Pringle Bay and Betty’s Bay – each in their own right will tempt you to pause and stay : Betty’s Bay gems include : Harold Porter Botanical Gardens ; beaches, lagoons and hiking trails Kleinmond gems : beautiful coastline, open market with crafts, gifts, gallery, art, golf course, hiking trails, Rooiels gems : peace and quiet, beautiful beach, stunning views and rocky shore Pringle Bay gems : picturesque village, peace and quiet, beautiful views over False Bay 13. Greyton will enchant you Instead of taking the shortest route to Cape Town, treat yourself and make the best detour to Greyton, a picturesque, qauint and arty village. One of our top favourite villages in the Overberg, Greyton it is best explored on foot in order to enjoy all the gems one can discover in this beautiful village. Keep your camera ready as there is ample photo opportunities. Our favourite activities in Greyton include shopping (art, candles, beauty products, gardening, fashion, gifts, chocolates, wine and much more) and hiking (whether through the village, in the Nature Reserve or along the river) and enjoying the delicious cuisine of the many quality restaurants. If you’re around on a Saturday, the Saturday Morning Market is where you would want to explore and buy wonderful arts and crafts and delicious edibles. Don’t be surprised if you don’t want to leave – Greyton is known to enchant and is a favourite wedding venue for a reason. All our private tours can be customised to include as much of the Overberg as you would like to explore ; we also include the Overberg in many of our small-group tours. 5-day Garden Route & Overberg Tour 2-day Arniston and Cape Agulhas Tour 7-day Garden Route & Eastern Cape Safari (includes the Overberg) Email us on info@34southtours.com or select the “Enquire Now / Book “ button to obtain rates & availability on any of our tours or to request us to craft your perfect Tour: ENQUIRE NOW / BOOK YOUR DREAM TOUR View All Garden Route Tours View All Tours & Safaris The post 14 Reasons why your Garden Route Tour should include the Overberg appeared first on . ]]> 2240 Visit the popular Pilanesberg for an authentic African Big 5 Safari the-popular-pilanesberg/ Fri, 07 Aug 2015 11:34:31 +0000 ?p=1940 When you are travelling to South Africa, a Cape Town tour is an absolute must. The Mother City is renowned for being one of the most picturesque in the world. Once you have experienced Cape Town, it is recommended that you witness the esteemed fauna that this country treasures. The Pilansberg National Park is located in the Bojanala region of the North West Province. In 1979, through an intensive project entitled, “Operation Genesis” that entailed an entire re-fencing of the park, allowed for many species of animal to call this nature sanctuary, home. As of today, there are approximately 7000 animals residing in the 580km2 park. Unlike any other nature reserve in the country, Pilansberg is situated in the crater of an ancient volcano. According to the park’s official website, “The park exists within the transition zone between the dry Kalahari and wetter Lowveld vegetation, commonly referred to as “Bushveld”. Unlike any other large park, unique overlaps of mammals, birds and vegetation occur because of this transition zone. Over time, wind and water have carved a spectacular landscape.” It is a highly sought after tourist destination, owing to it affording visitors the opportunity to witness our treasured Big Five in all their glory. If that wasn’t enough, Operation Genesis, has allowed rare species such as the nocturnal Brown Hyena, which is graded as being endangered. It is also a haven for the avid ornithologist – there are over 300 species of bird. Owing to its popularity, the game reserve offers accommodation for its guests. Through the park’s immense size, Pilansberg Game Reserve is able to offer four different lodges from which you may choose to suit your budget. The Bakubang Bush Lodge has 76 luxurious rooms and you are entitled to a game drive every day. The Ivory Tree Lodge is located in the north eastern region of the park. It boasts 60 standard suites and four executive suites. The Kwa Maritane lodge has 90 luxury rooms. In the south western portion of the reserve, you will find the Shepard’s Tree Game Lodge, which offers a diverse selection of rooms – 26 standard rooms, 13 family suites and four executive suites for the discerning traveller. The Pilansberg National Park is truly a destination that exudes the “spirit of Africa” and which no trip is complete without. And while their coming and going every year is almost like clock-work, how they manage to appear so graceful is a mystery to most. Their mesmerising frolicking and gentle nature attracts thousands of curious observers to the tranquil coastal town of Hermanus every year, making it an incredibly popular Western Cape town. 34 South Tour’s “Hermanus and the Whales” tours offer tourists vising South Africa the opportunity to go whale watching in Hermanus. These tours are a day in length, departing early in the morning from Cape Town and returning in time for dinner in the Mother City. This tour not only allows guests to see the whales, but also takes them on a scenic drive through the Helderberg mountain range. The tour is also professionally run, ensuring guests a smooth and enjoyable experience, and the opportunity to learn something about the whales. This tour is also seasonal: Southern Right Whales can be seen in just a few bays in the Southern Hemisphere during the second half of the year, when they return from the freezing waters of Antarctica to give birth and mate in the warmer waters of the Indian Ocean. They spend up to four months in these waters before making the lengthy return trip back to Antarctica. While on the tour, you’ll be given the chance to observe these large mammals from a Hermanus lookout point. Weighing forty-seven tonnes and stretching fifteen meters in length, these truly enormous sea creatures entrance onlookers with their graceful breaching (soaring through the water into the air before belly-flopping onto the water’s surface), swimming and bathing. While taking you on a Cape Town tour unlike any other to see these beautiful animals, 34 South Tours will give you the option to go on a whale watching boat cruise which will take you up to fifty meters away from the whales. You may prefer to visit one of the local wine estates however, explore their cellar and pick a bottle of red to take home with you. You may also choose to visit the Harold Porter Botanical Gardens or even the Fernkloof Nature Reserve. On your return, your tour driver will take you on one of two routes. Depending on which route he took you to Hermanus on, he will now take you over the famous Sir Lowry’s Pass which stretches from Elgin and Grabouw (the heart of the Western Cape’s apple county) to Somerset West, or via Clarence Drive, a beautiful road which hugs the cliffs going into the sea and offers truly beautiful views of the sea. While this Cape Town tour is just a day in length, you’ll have more than enough time to observe the whales and soak in the relaxed atmosphere of Hermanus. Showing you beautiful scenery, a new and different side of Cape Town and the Western Cape, and the rare and majestic Southern Right Whales, this tour offers a great opportunity for tourists to explore further. Although this Cape Town tour is just a day in length, you’ll leave satisfied by the beautiful scenery and will feel relaxed and refreshed by a gentle sea breeze and coastal town atmosphere and will have had the rare opportunity to see the gentle and stunning Southern Right Whales. When imagining Africa, and suspending the realities of its predominantly third-world and semi-industrialised state, one word has remained persistently synonymous with the continent:wild. A walk through the bustling city-bowl of Cape Town would certainly contradict this statement, but a short drive outside of any city centre, and deep into the space of the nature reserve will reveal an altogether different story. Find yourself off the grid and away from the tall office-block buildings, the smells of freshly tarred roads and the collective city sounds of revving cars, loud music spilling out of apartment windows and everything else that is decidedly urban – and the wildness of Africa could feel just a little too close for comfort. But when it comes to the wild, it attracts more than tourists and holidaymakers or hunters and poachers, as a curious and captivating figure seems to have emerged: the wildlife whisperer. Kevin Richardson ‘The Lion Whisperer’, Lawrence Anthony ‘The Elephant Whisperer‘ and Mike ‘Sharkman’ Rutzen have become global names for their phenomenal and seemingly crazy efforts with wildlife – all of whom were born and bred on the colourful shores of South Africa! Each of these men have captivated the world in one way or another, and for animal lovers and haters alike, their plights with wildlife creatures have been inspiring; have a look: The Lion Whisperer Who said cats hate water, anyway? Lions, as the apex predator of the savannah, are typically looked at as rather dangerous – understandably so, considering that their jaws can crush bones and an adult’s paw is almost the size of a human head. But imagining Africa without Lions seems almost impossible, since the two are so mutually exclusive. “Lion’s live on less than 20% of their former habitat due to destruction, human-predator conflict, poaching, hunting, and illegal trade” – Kevin Richardson. Richardson has developed unique and awe-inspiring relationships with Africa’s big cats – bonds which are over 16 years in the making. He’s appeared on several local and international news networks, and his philosophy of building loving and caring ties of trust between himself and these predatory cats is beautifully endearing. Looking content & comfortable. His efforts to shine a spotlight on the plight of Lions in both the wild and in captivity has captured plenty of attention around the world. The way he interacts with these animals is astounding; they look like nothing more than oversized kitty-cats when Richardson is around them. This video will have you gasping and gawking in delight: () The Elephant Whisperer Anthony interacting with the elephants he loved. Lawrence Anthony’s remarkable story and his work with African elephants is widely-known across the world. The relationships he developed with Africa’s largest land animal, his legendary conservation efforts that included establishing conservation groups and nature reserves, as well as his intimate approach to rehabilitating traumatized elephants is well-documented in his co-written book, The Elephant Whisperer. A heart-warming, tear-jerking, all round inspiring novel. This man was remarkable; after being called upon by a conservation group to rescue a group of nine, destructive elephants in KwaZulu-Natal, Anthony successfully managed to rescue the herd and save them from being shot. He provided them with a home at Thula-Thula nature reserve, where he eventually earned their trust and became a part of the family. What’s more – after Anthony’s passing in March 2012, two herds laboriously trudged across acres of the Thula-Thula Reserve and loitered on their friend’s compound for two days before retreating back into the wilderness. It’s remarkable, because these gentle giants are well-known for mourning their dead and the herds had, presumably, gone to the Anthony compound to pay their respects. The Sharkman He’s tallied over 800 hours of free-diving with sharks, and discovered that massaging a white shark’s nose causes tonic mobility. Another local wildlife whisperer, Mike Rutzen, is fast approaching legendary status for his interaction with Great White sharks. Footage of his nail-biting free dives have folks labelling him as crazy, while at the same time, alerting us all to the gross misconceptions that have shrouded these apex predators since the pilot screening ofJaws. Rutzen started out as a fisherman catching yellowtail, and recalls white sharks launching themselves on the deck of their fishing boat to get at the freshly caught fish. Close to 20 years later, and Rutzen’s come a long way; his shark cage diving business, White Shark Diving Unlimited, is one of the popular diving operators in Gansbaai and his business has hosted many, many celebrities over the years. “My business gives the great whites a value alive, whereas previously their only value was their fins and jaws.” – Mike Rutzen Rutzen pictured here with actor Brad Pitt. Apart from managing his company and occasionally accompanying divers to Shark Alley, his conservation efforts include participating in several national and international documentaries and films. After watching this awe-inspiring video of Rutzen ‘catching a ride’ from a Great White, it’s easy to see how he’s earned the title of ‘Sharkman’. The post O super El Niño e o superlucro da Petrobras appeared first on 350 Português. ]]> Por: João Cerqueira e Mirela Coelho, pela campanha “A Petrobras de que precisamos” Nas últimas semanas, incêndios na Espanha e na França deixaram mais de 300 mil pessoas sem casa. O Canadá chegou a quase 900 focos ativos simultaneamente. Segundo a análise do The Guardian, as oito maiores petroleiras do mundo somaram quase US$93 bilhões de lucro entre abril e junho. É quase o dobro dos US$50 bilhões do mesmo período do ano passado, o equivalente a quase R$ 60 mil de lucro por segundo. A Chevron quintuplicou seu resultado e chegou a US$ 12,2 bilhões. A ExxonMobil dobrou o dela, com US$ 14,5 bilhões. A mesma crise que encarece a conta de luz, a comida e o custo de reconstruir uma cidade alagada é a que sustenta esses balanços e engorda a conta bancária dos acionistas. Só neste trimestre, a Petrobras aprovou R$ 17,4 bilhões em dividendos e juros sobre capital próprio, distribuídos a acionistas públicos e privados. Dividendos que quase a totalidade da população do país jamais verá. Nos investimentos, o primeiro semestre somou US$10,4 bilhões. The post Quem está lucrando com o aumento do custo de vida? appeared first on 350 Português. A mesma guerra. No Brasil, a contradição é evidente. The post El Niño 2026: o que está acontecendo? appeared first on 350 Português. Na América Latina, a América Central enfrenta seca prolongada e insegurança alimentar, enquanto o Peru, o Equador e o sul do Brasil enfrentam o oposto: chuvas intensas e enchentes. A tecnologia existe. O conhecimento existe.

You’ve visited store after store to purchase clothing, shoes and supplies, but your children’s dentist in Grand Prairie says there is one more important detail that shouldn’t be overlooked: a back-to-school checkup. Thinking about putting it off until later? Continue reading to find out the value of being proactive and discover why this is the perfect time to fortify your child’s dental health! It’s Easier to Prevent Than Treat The last thing a dentist wants to do is perform complex procedures to restore a patient’s dental health. While they are trained to treat an array of issues, the primary goal – always – is prevention. Through proper maintenance and regular checkups, patients can achieve a high quality of dental health. Additionally, people with healthy teeth and gums tend to live longer and more fulfilling lives. This is why it’s so important for children to develop good habits early. Unfortunately, many adult dental woes begin in childhood with what initially appear to be harmless cavities. If the issues aren’t properly treated, or the poor habits that led to them aren’t corrected, an unhealthy trend can be set that leads to big problems in adulthood. Why the Before-School Visit is So Important As the school year gets underway, your parental responsibilities increase, and you still have your other obligations that must be tended to. Time can easily get away from you, and your child’s dental visit may be overlooked. Committing to a visit before school starts is a way to avoid this happening. By taking advantage of the flexibility that summer offers, your child won’t have to miss school, and this can help eliminate an extra time burden once the year gets underway. Here are some of the other benefits of being proactive: Saves you money by decreasing the chances of needing complex dental care Allows your child to begin the school year with a clean and healthy smile, and greater confidence Aids in positive habit setting and allows your child to become comfortable with receiving dental care in the future What to Expect From the time you arrive in the office, you can expect to be there around an hour. If it’s the first visit or the one-year anniversary of your child’s first appointment, you can expect X-ray photos to be taken. Next, the dental hygienist will perform a thorough cleaning to remove any plaque and tartar buildup. Then, the dentist will perform a careful examination to identify any issues. The visit will conclude with you and your child sitting down with the preventive dentist in Grand Prairie to discuss what improvements need to be made and to have any questions answered. By the time you all leave the office, your child will feel accomplished, healthier and ready to leap into a new year of learning. So before you purchase your next notebook or pack of pencils, don’t forget to reach out to your local dentist to schedule a visit. When it’s all said and done, it will give your child something to smile about! About the Author Dr. Ticole Nguyen earned her dental degree from Texas A&M Baylor College of Dentistry. If you’re like most people, you have travel plans or other fun events in mind to take full advantage of the season. In the midst of your enjoyment, you definitely don’t want to forget about your dental health in Grand Prairie, as doing so could lead to some unwanted issues. Continue reading to learn about 5 ways to protect your teeth and gums while having fun in the sun! #1 – Drink Plenty of Water Water is absolutely essential to your overall health, as it supports the function of every aspect of your physical makeup. When it comes to dental health, your water intake has some specific and unique benefits. For starters, it aids in the production of saliva. In addition to jumpstarting your body’s digestive processes, saliva plays a major role in protecting your teeth and gums. It accomplishes this by flushing debris and bacteria from your mouth after you eat and drink. To support this process, be sure to drink at least half your body weight in ounces of water. For example, a 150-pound person would need to drink at least 75 ounces (3/4 gallon) of water to be properly hydrated. #2 – Carry Mouthwash with You When on vacation, you want to remain on the go, so you can take in as many activities as possible. Unfortunately, your typical dental hygiene routine may be compromised. If you’re not able to brush and floss your teeth as frequently as you’d like, it helps to at least keep a bottle of mouthwash handy. While it’s certainly not a substitute for your typical regimen, it can temporarily help to limit the growth of bacteria and plaque after eating and drinking. #3 – Be Cautious About Drinking Carbonated Beverages There’s something about the fizz of carbonated drinks that add to their enjoyment. The taste and bubbly sensation can come with a price, though. These beverages contain acids that can wear down tooth enamel (the protective outer layer of your teeth). Here’s the compromise; you can drink carbonated beverages in moderation. Then, around 30 minutes after doing so, perform your normal dental hygiene routine. #4 – Use a Straw Instead Whether you’re drinking a carbonated, sugary or adult beverage, using a straw can lessen any negative effects. The directed funneling of the liquid through the straw can help prevent its spread throughout your mouth, which can limit the number of harmful bacteria that can lead to plaque growth. #5 – Eat More Fruit It’s your vacation, so you want to be able to “let your hair down” a bit when it comes to enjoying the delicious options available to you. Wherever you’re heading, look to sample the local seasonal fruits. Not only can they help to satisfy a sweet craving, but they can also limit bacteria and plaque growth, and the dental problems that come along with them. You’ve worked hard, so you deserve to have some fun. By following these tips, you can better ensure that when you get back to life as usual following your vacation, you won’t have any new dental health issues to contend with. That’s something that you and your preventive dentist in Grand Prairie can be happy about! About the Author Dr. Ticole Nguyen is a graduate of Texas A&M Baylor College of Dentistry. It’s a time to get together with family and friends to fellowship, eat delicious foods and smile for photos. If you’ve suffered tooth loss in Grand Prairie, though, you may not feel so eager to let your personality shine. Thankfully, there is a way to regain your functionality so you can eat your favorite foods, smile with confidence and maintain your dental health: with dental implants. As you continue reading, learn how to make this a summer and Independence Day to remember! What Makes Dental Implants Different? You may be wondering, “why not just get a set of dentures?” While millions of dental patients have relied on traditional dentures to restore a measure of their functionality, they leave much to be desired. For starters, dentures are known to suffer significant wear and tear over time, which can cause them to slip and produce painful sores in the soft tissue areas of the mouth. With dental implants, though, you don’t have to worry about this happening. That’s because they consist of cylinder-shaped titanium posts (implants) being surgically inserted beneath your gum line. Over time, the implants fuse with the jawbone to form a sound structure that mimics the relationship between the original tooth roots and the jawbone. Here’s what the implant process entails: Initial implant placement – Depending on the type of implant procedure you undergo (All-on-4 or traditional implants), it can take days to months to recover, for the implants to fuse with the existing bone (referred to as osseointegration), and to be functional. Addition of the abutments – To prevent slippage or dislodging, titanium abutments are securely attached to the implants. Placement of the final restoration – A custom restoration (crown, implant-retained bridge or denture) is securely affixed to the abutments to leave a fully restored and functional smile. A Broader Range of Foods to Choose from Because of the design of dental implants and the procedure used to placed them, they are completely self-sufficient. This separates them from any other form of tooth replacement. Whereas patients receiving traditional dentures can expect to regain around 25% of their original chewing power, dental implants can restore up to 75%. Unlike traditional dentures, implant-supported restorations don’t cover the palate. Thus, they allow for the full enjoyment of the foods eaten, which is of the utmost importance when attending a summer barbecue. Yet Another Benefit of Receiving Dental Implants By practicing consistent and effective dental hygiene, which should include brushing and flossing at least two times a day, and visiting your dentist semi-annually for cleanings and checkups, you can get a lot of mileage out of your dental implants. In many cases, they can last for well over a decade. To receive a restored smile just in time for the singing of the national anthem and your local fireworks display, reach out to your implant dentist in Grand Prairie to request an initial visit. A summer of delicious foods and fun memories awaits you! Many people choose this option because of its ability to restore a measure of functionality and create a more pleasant smile. However, there is an alternative: dental implants in Grand Prairie. What do they have to offer, and are they a better choice for rebuilding a smile? Continue reading to get the answers! How Traditional and Implant-Retained Dentures Differ The primary difference is that traditional dentures rest above the gum line, while implant-retained dentures are held in place by titanium posts being surgically inserted into the jawbone. Because of the multitude of benefits it offers, dental implantation is considered to be the gold standard of tooth replacement. Furthermore, it eliminates the following issues that traditional denture wearers often contend with: Denture Wear – A typical set of dentures can last 5-10 years. Over time, the daily wear and tear of chewing food and attempting to provide jawbone and facial support can cause them to fit looser. Gum Shrinkage – After prolonged tooth loss, the gums can start to shrink and change in shape. Bone Resorption – Without stimulation from tooth roots, there can be bone resorption, which causes a decrease in jawbone density and mass, resulting in changes in the jaw structure. Additionally, as traditional dentures begin to wear, there can be slippage, or they can completely dislodge. Denture wearers may also experience painful mouth sores that result from the prosthetics rubbing against the gums. The Key Advantages of Implant-Retained Dentures By being inserted beneath the gum line, dental implants are able to fuse with the existing jawbone over time. This helps to establish a strong, anchoring foundation. The dentures attach to them by way of a special bar or snaps that will prevent any sliding, embarrassing dislodging or gum irritation. Here are some additional advantages of receiving implant-retained dentures: Regain more chewing power. Enjoy a more natural looking smile. Perform dental hygiene as you normally would. Avoid the premature facial wrinkling and sunken appearance that often occurs with traditional denture wearers. Are You Eligible for Implant-Retained Dentures? Overall, the dental implantation procedure has a 95% success rate. This high standard is maintained because of the careful approach dentists take to determining eligibility. Thus, you’ll need to schedule an appointment to have your oral health and jawbone density assessed. Based on what the restoration dentist in Grand Prairie discovers, a plan of action will be suggested. This will also provide an opportunity get information about the cost and a timeline for completion and recovery. It has left you less hesitant to flash your smile, but there is the potential for even bigger problems down the road. As you continue reading, learn why ignoring tooth loss can be detrimental to your dental health in the future, and discover how your local dentist can address your functional and aesthetic woes! Why You Shouldn’t Ignore Missing Teeth Your teeth are meant to fit snugly together, as this helps them maintain their position and function properly. When there is prolonged tooth loss, there is a disruption in the normal relationship between your teeth. The missing tension can cause these two types of shifting to occur: Tipping – The teeth on either side of an open space can begin to shift in that direction, as they attempt to restore the natural tension. This can cause malocclusion (poor bite). Super Eruption – This refers to the tooth above an open space moving away from its roots. This can also cause malocclusion. Both conditions can increase the chances of gum infection, and if untreated, can lead to more complex health issues. Preventive Restoration Methods The sooner you replace any missing teeth, the better, as it will help prevent any unwanted adaptations. Here are some viable restorative routes you can take: Dental Bridge A dental bridge consists of two or more porcelain teeth that are attached to a single apparatus. It is secured by being bonded to the surrounding teeth (called abutments). The teeth are shaped so that the bridge can be affixed with dental cement. Dentures You can replace an arch or entire set of teeth with dentures. They consist of porcelain teeth that are affixed to a pink-colored, resin base. The process, which can usually take up to 10 weeks to complete, starts with your dentist performing a thorough examination to make sure your gums are healthy. Then, bite impressions are taken that are used to custom-design the dentures. The details are sent to a trusted lab that will fabricate the new teeth. Dental Implant When it comes to tooth replacement, dental implants are the most functional, lasting and aesthetically pleasing option. They provide a level of security, durability and longevity that is unmatched by any other replacement method. The process involves your implant dentist in Grand Prairie surgically inserting a titanium post into the jawbone that mimics the function of your tooth’s root. After titanium abutments are added, a final restoration is placed to leave a fully restored smile. What’s Best for You? Determining the best route to take starts with visiting your local dentist for a consultation and examination. This will provide you with all the pertinent information you need to make a confident decision. Thankfully, there’s an effective way to restore your oral health: with a root canal in Grand Prairie. But how long will it take to complete the procedure so you can get back to leading a normal, pain-free life? Continue reading to find out! The Common Timeframe In most cases, a dentist will be able to complete root canal therapy in around 90 minutes. Here’s what the procedure entails: X-ray images are taken to pinpoint where the decay is. Local anesthesia is applied to numb the treatment site. An incision is made into the tooth to gain access to the decayed tissue. The decayed tissue is removed, and the area is thoroughly cleaned. A filling called gutta-percha is added. A temporary/permanent filling or crown is placed in the same or a follow-up visit. After the restorative work is completed, bite impressions are taken, and the data is sent to an in-network lab that will fabricate a porcelain crown. When the permanent restoration is ready, you’ll be invited back to have it placed. This part of the procedure usually takes 20-30 minutes to complete. Caring for Your New Restoration Once the pain has been addressed and your tooth restored, the next step is maintenance. With diligent and consistent effort, you can better avoid being in the same situation in the future. A simple means of prevention is to limit sugar consumption, as it’s what oral bacteria feed on. It’s also important to make proper dental hygiene a priority. This should include brushing your teeth in the morning and before going to bed in the evening. Additionally, be sure to floss at least once per day, as it will help remove food debris and bacteria that can’t be cleaned with a toothbrush. Time Well Spent Like most people, the idea of receiving root canal therapy doesn’t excite you. Considering that matters could be much worse, though, can help overcome any apprehension. By taking action and reaching out to your dentist in Grand Prairie as soon as any intense pain strikes, you can prevent more complicated problems, such as a dangerous abscess, tooth loss or infection in other parts of your body. This is especially important, given that millions of Americans suffer from some form of mental illness. The conditions can range from depression – to heightened stress and anxiety – to distress and loneliness. Interestingly, recent studies show evidence of a connection between mental and dental health. Continue reading to learn how preventive dentistry in Grand Prairie can boost your physical and emotional wellness, while protecting your smile! What the Results Show According to a study conducted by the National Health and Nutrition Examination, the majority of the participants with depression reported having a toothache in the last year. Half the people with depression admitted to having fair or poor dental health. Further research has shown a connection between periodontal (gum) disease and declining mental wellness. The Dental and Mental Health Connection Examined Scientists and medical professionals are continuing to learn more about the relationship between dental care and mental health. The following further explain the connections between the two: Higher Cortisol Levels – Cortisol is a hormone that is expressed in stressful situations. It’s one of the body’s natural defenses, allowing for heightened awareness when there is a threat. While it serves as a survival mechanism, it causes inflammation and can encourage gingivitis and periodontal disease. Medications – Many people take medications to help stabilize their mental health. Unfortunately, this can cause dry mouth and encourage the growth of oral bacteria and plaque. Anxiety-Related Problems – People who suffer from anxiety can be vulnerable to canker sores and teeth grinding (called bruxism). Dental Neglect Related to Poor Mental Health – A depressed, anxious, stressed or otherwise melancholy mental state can cause someone to neglect their dental care. This can leave an opening for several problems to develop in the future. How You Can Protect Yourself If you’re experiencing a mental health crisis, the first step is to contact a licensed therapist. This will help in getting to the core of the issue, which can promote better total wellness. It also helps to be proactive, visiting your local dentist every six months for cleanings and checkups. Therefore, if there are any issues budding, they can be addressed before oral bacteria have a chance to travel to the brain and other parts of your body. Your home dental care is also of great importance. As a general rule of thumb, you should be brushing at least two times a day, and flossing at least once. The combination of the two will help to keep oral bacteria and plaque growth under control. While the country has endured some tough times over the last two years, it’s good to know that there are ways to fortify your physical, mental and emotional wellness. In addition to the above listed methods of care, it’s worth your while to schedule a checkup with your dentist in Grand Prairie today. Therefore, you can experience the many benefits that await you! During this period, they are taking extra steps to highlight the necessity of receiving restorative care in a timely manner. This is especially important for patients suffering from advanced tooth pain and decay. As you continue reading, learn how, for eligible patients, a root canal in Grand Prairie may be the best way to save a tooth! Why It’s So Important to Save Natural Teeth While dentistry has developed remarkable ways to replace missing or damaged teeth, the initial goal is always to preserve a smile in its natural state, and to keep the teeth as healthy and functional as possible. To better ensure success, dentists emphasize the importance of maintaining regular visits for cleanings and examinations. In addition to helping stave off tooth loss, these appointments allow for early detection and treatment of oral health threats, which can prevent unnecessary pain and higher treatment costs. There is also evidence that maintaining healthy teeth and gums can have an impact on your life expectancy. Studies show that people with all their natural teeth tend to live longer. According to dentalhealth.org, people with “20 teeth or more at the age of 70 have a considerably higher chance of living longer than those with less than 20 teeth.” In addition to receiving consistent and adequate preventive care, it’s necessary to control the growth of oral bacteria, as they are one of the main contributors to tooth loss. Thankfully, there is a viable treatment option for cases of more advanced forms of tooth decay. Root Canal Treatment to Preserve Your Smile People don’t plan to be neglectful of their oral health. In most cases, life just gets in the way. Unfortunately, this can lead to cavities. If they aren’t addressed soon enough, the next step is advanced decay that can’t be restored with a simple filling. When oral bacteria (the primary catalysts for tooth decay) are allowed to overpopulate an area, there can be intense pain. This is a typical warning sign of advanced decay, something that root canal therapy is better suited to address. If received soon enough, root canal therapy can be highly effective at fully restoring the tooth’s functionality and alleviating the pain. How Does a Root Canal Work? In most cases, root canal therapy takes two visits to complete. Here’s what you can typically expect to happen: X-ray images are taken to pinpoint where the decay is. Local anesthesia is applied to numb the treatment site. An incision is made into the tooth to gain access to the decayed tissue. The damaged tissue is removed, and the area is thoroughly cleaned. A filling called gutta-percha is added. A temporary/permanent filling or crown is placed in the same or a follow-up visit. Whether you’re in need of better preventive maintenance, a root canal or some other form of restorative care, your dentist in Grand Prairie is issuing a challenge: to be proactive. To be certain about the direction of your oral health, now is the time to act by reaching out to schedule a visit! However, the procedure requires several carefully executed steps for successful completion. Thus, it’s necessary to find the right implant dentist in Grand Prairie to work with. If that seems easier said than done, continue reading to discover 5 traits to look for when making your decision. What’s Involved in the Dental Implant Procedure Across the board, dental implantation has a 95% success rate. To maintain this high standard, dentists must take a calculated and conservative approach to every phase of the procedure. It starts with the dentist performing a thorough examination to assess your dental health and measure your jawbone density. Then, he or she will make the necessary adjustments for a successful outcome. While the typical implant procedure begins with the insertion of a titanium post, followed by months of healing before an abutment is added, there is a more efficient form of implantation. The All-On-4 implant procedure provides a way to achieve a brand-new and fully functional smile in a single visit. Because it’s such an advanced form of implantation, it’s even more important to find the right dentist to perform the procedure. Thankfully, you have some help to ensure you make the right choice! The 5 Traits Your Dentist Should Display Having your teeth replaced with dental implants is a significant life decision. So you can feel confident about the future of your smile, identify these traits: 1 – Special credentials All dentists complete a rigorous educational process to earn the right to practice dentistry. However, to become a specialist in any area typically requires two to three years of additional training. It’s always a breath of fresh air to know that you’re working with a highly skilled specialist. 2 – Experience Take a moment to research the dentist’s track-record and how much experience he or she has. You’ll also want to find out whether the dentist is accustomed to working with patients from varying dental health backgrounds. The more diverse the population, the better the dentist typically is at handling any unique challenges that may arise. 3 – Positive reviews There’s nothing like hearing from the patients themselves. You can usually find online reviews, whether on Google, Yelp or Facebook, that allow you to get an idea of what to expect from the dentist. 4 – Willingness to answer questions Dental implantation isn’t something that you can just jump into. Thus, the dentist you’re considering should be patient and willing to answer any questions you may have about the procedure to provide the assurance you need. 5 – Friendliness When you initially enter, the person at the front desk factors into your first impression of the practice and dentist. Is the employee friendly and helpful? Do you feel welcomed? Then, is the dentist pushy or patient? The bottom line is you should feel comfortable about receiving care. If you have apprehension about moving forward, then don’t dismiss it; there’s nothing wrong with looking elsewhere. After all, it’s quite possible to find just the right dentist to replace your missing teeth in Grand Prairie. Take the First Step So you’re not hamstrung by speculation and guessing, reach out to a local implant dentist to get the ball rolling. Schedule a consultation today and get on the path to a new life and smile! About the Author Dr. Christopher Gonzales is a graduate of Texas A&M Baylor Dental School in Dallas. This is also a great time to fire up the grill and indulge in some delicious delights. Because you’re without a full set of teeth, though, you’re concerned about missing out on some of your favorite foods. Thankfully, there’s a way to have your smile rebuilt and functional just in time to experience all that spring has to offer. As you continue reading, learn how a skilled prosthodontist in Grand Prairie can place dental implants to provide just what you’re looking for! What are Dental Implants? Carefully crafted from the highest-grade titanium, dental implants are cylinder-shaped posts that can range from 2 to 6 millimeters (mm) in diameter and 12 to 16 mm in length. They are unique in that they are able to mimic the function of the natural tooth root. Surgically inserted beneath the gum line, traditional implants fuse with the existing jawbone over a typical period of 6 to 12 months. An Even Faster Way to Rebuild Your Smile There is now a way to have your missing teeth replaced in a fraction of the time that it used to take. Even better, you don’t have to settle for inferior quality. With All-On-4 implants, that typically require no more than 6 implants per arch, you can leave your local dental office looking and feeling like a new person in just a single visit. Here is how the process works: Implants, that are made from acrylic-fused-to-titanium, are inserted into the denser parts of the jawbone. The implants are angled to further ensure that the denser portions are accessed and to apply less pressure on the jawbone. In many cases, patients are able to resume semi-regular activities soon after the procedure is completed. Depending on the number of teeth you have replaced and the complexity of your procedure, it can take from a few days to 3 months to recover. How to Encourage Progressive Healing Like most people, you want to heal and recover from your surgery as fast as possible. You can start with avoiding hot or spicy liquids during the initial 48 hours post-surgery. You’ll also want to stay hydrated (preferably with water) to replenish your oral tissue and maintain adequate moisture. For the first week following the procedure, it’s best to refrain from consuming any solid foods. Still, it’s of the utmost importance to consume adequate nutrients, as this will help to prevent infection and accelerate your recovery. During this period, protein shakes will be your best friend, as they are easily digested, typically lower in sugar and packed with protein. Now that you have the basic framework for how to replace your missing teeth in Grand Prairie in the most efficient manner, the only thing left to do is contact your local prosthodontist to request a visit. By taking action today, you could very well be smiling and eating like normal before the end of spring! Called the Merchant Discount Rate (MDR), the fee, capped at Rs 300 per transaction, applies only to person-to-merchant (P2M) transactions. The Union Ministry of Finance has stated that banks have been “advised” to ensure merchants — e-commerce websites, grocery shops or shopkeepers, receiving more than Rs 1 lakh per month from customers paying through UPI — do not pass on the cost to customers. It has also been clarified that for certain categories of transactions — such as UPI payments received for rail tickets, fuel and agricultural inputs, credit card dues, telecom or utility bills, insurance premiums, and tax payments — a flat merchant fee of Rs 5 will be charged from merchants. There are several reasons why this decision should be welcomed. These changes follow the passage of the Taxation and Other Laws (Amendment) Act, 2026 last month, which built on the recommendations of the 32nd report of the Standing Committee on Finance. The report had noted that “the absence of MDR makes the UPI ecosystem financially unsustainable”. The MDR is the fee paid to the bank or payment service provider for processing digital transactions, and crores of transactions take place each year. In 2025-26, for instance, there were more than 24,000 crore UPI transactions, and their total value was Rs 314 lakh crore. UPI was introduced in 2016 with an MDR. The zero-MDR policy was adopted in 2020 to expand the adoption of digital transactions. The balanced approach in the latest shift will ensure a sustainable revenue flow to invest, while also enabling seamless digital payments for a large section of people — this could lead to greater reach. The decision has attracted some criticism. The main Opposition party, for instance, has claimed the move will hurt consumers, especially the poor ones. Such criticism is unfounded. More than 95 per cent of UPI transactions are below the Rs 2,000 threshold. These changes do not apply to person-to-person transactions, and critical public services will have a flat fee. There is an MDR on credit cards as well. Allowing these charges will ensure more competition in the marketplace and better service delivery. The Reserve Bank of India (RBI) has cut the repo rate by a huge 50 basis points in the Monetary Policy Committee (MPC) meeting. With this, the cumulative repo rate cut since February this year stands at 100 basis points or 1%! Repo rate is the rate at which the RBI lends to the banks. If this rate comes down, banks are able to in turn lend to borrowers at lower interest rates. To put it simply, today’s jumbo 50 bps rate cut would in the coming months mean lower EMIs for home loan borrowers. While the impact of the 1% repo rate cut will take time to reflect in home loan borrowers’ EMIs, the transmission is expected to be faster this time round. What does 1% repo rate cut mean for your loan EMIs?Adhil Shetty, CEO, BankBazaar.com notes, “Today’s 50 basis points rate cut is likely to push home loan rates closer to the psychologically important sub-8% level. The lowest rates in the market are already at 7.85%, largely available to prime borrowers with credit scores above 750, and often in refinance or balance transfer cases. A further rate cut could see sub-8% rates becoming more widespread—something we haven’t seen since early 2022.” Cumulative Impact Of 3 Rate Cuts; Original rate of interest @8.5%; Revised rate of interest 7.5%1 lakh25 lakh50 lakh100 lakhOriginal EMI₹ 867.82₹ 21,695.58₹ 43,391.16₹ 86,782.32Original Interest₹ 108,277.58₹ 2,706,939.40₹ 5,413,878.80₹ 10,827,757.60Original Tenor240 months240 months240 months240 monthsInterest With Fixed EMI₹ 77,399.55₹ 1,934,988.83₹ 3,869,977.65₹ 7,739,955.31Interest Saved₹ 30,878.02₹ 771,950.57₹ 1,543,901.15₹ 3,087,802.29Months Reduced36 months36 months36 months36 monthsInterest With Variable EMI₹ 93,342.37₹ 2,333,559.16₹ 4,667,118.32₹ 9,334,236.65Interest Saved₹ 14,935.21₹ 373,380.24₹ 746,760.48₹ 1,493,520.96EMI Reduced₹ 62.23₹ 1,555.75₹ 3,111.50₹ 6,223.00Numbers approximate. In case of fixed EMIs, the loan tenure will come down by 36 months or 3 years.Rate cut transmission crucial Santosh Agarwal, CEO, Paisabazaar says, “The 50-basis-point rep rate cut should lead to reduction in home loan interest rates, both for new and existing home loan borrowers. However, the quantum and time of the rate cut transmission would depend on factors like type of interest rate benchmarks used by the lenders, their rate reset related policies regarding, rate reset dates set for the borrowers, etc.” “The transmission would be quickest and absolute in case of existing home loans linked to the repo rate. The exact date of rate cut transmission to the existing borrowers would depend on the rate reset dates set by their respective lenders. Till then, they will continue to repay their loans as per their existing interest rates. As the cost of funds of the lenders play a major role in determining their internal benchmark rates, there would be a longer lag in the transmission of repo rate cuts to home loans linked to MCLR- or other internal benchmarks,” she adds. The transmission of rate cuts remains uneven, says Adhil Shetty. “Borrowers with repo-linked home loans will see the fastest and fullest pass-through. But loans taken pre-2019, especially with public sector banks, continue to be linked to older benchmarks like the MCLR or even the Base Rate. These borrowers will not benefit automatically from today’s cut,” he said.“If you’re paying 50 basis points or more above the lowest available rates, and especially if you’re in the early years of your tenure, it’s worth exploring a refinance to a repo-linked loan. This can help bring down your interest cost significantly over the life of the loan,” he advocates.Atul Monga, CEO & Co-Founder, BASIC Home Loan says, “Public sector banks, which usually act faster in passing on such cuts, are expected to roll out attractive loan offerings. This will create significant savings for borrowers. That said, I would advise borrowers to review and compare loan options carefully to make the most of the favorable rate environment.”Source: TOI The post Home loan borrowers have a big reason to cheer! appeared first on 360 Property Management Services. ]]> Savings Bank Account – New Rules 2025 savings-bank-account-new-rules-2025/ Thu, 01 May 2025 14:57:08 +0000 ?p=16564 New rules for savings accounts have been introduced by the Reserve Bank of India to improve customer ease and security. Changes, which will come into force in April 2025, will affect millions of account holders across the length and breadth of the country. Modified ATM Withdrawal LimitsThe update that tops the list will be ATM withdrawal limits. Customers can make only three transactions without charges each month with their bank’s ATMs and two with other banks’ ATMs. Charges ranging from ₹20 to ₹25 will be levied if a user attempts to access the ATM more than three times at his own bank or two times at any other bank. This is projected to encourage digital transactions and reduce cash withdrawals. Minimum Balance RequirementsChanges have also been introduced on rules concerning minimum balances. Urban account holders are required to keep a minimum of ₹10,000, while semi-urban and rural account holders have to keep ₹5,000 and ₹2,000 respectively. Penalties would apply if these minimums were not kept for which the amount would vary according to banks and account types. Positive Pay System For ChequesTo avoid fraud and ensure secure transactions, the Positive Pay System (PPS) has been introduced. For cheque payments above ₹5,000, customers must confirm several specifications such as cheque number, date, beneficiary name, and amount before the payment is processed. This will eventually enhance security and lower the incidence of mistakes and fraudulent activities. More Advanced Digital Banking ServicesBanks are presently concentrating on enhancing digital banking services. Their premises now feature artificial intelligence-powered chatbots and biometric verification, as well as two-factor authentication, for making an online possibility of banking safer and more user-friendly, creating approaches for further advancement now in more advanced steps for future customer experience. Changes In Interest RatesInterest rates on savings accounts have been reviewed. Higher account balances shall attract now better interest rates under the new change and encourage customers to save more. The modification is part of the campaign being waged by the banks in offering competitive rates and retaining customers. The post New Home Rent Rules appeared first on 360 Property Management Services. ]]> Considerably more than all previous Indian changes in the Home Rent Rules, this has been introduced in the year 2025 by the Government of India. The aim is that these rules will create a very balanced and transparent market for the residential renting person. The changes are made keeping both owners and occupants in mind towards fairness as well as efficiency with respect to rental agreements and taxation. Increased TDS Exemption LimitAnother major change that was introduced is the change in threshold tax deducted at source for the rental income. The Union Budget 2025-26 has now announced that the exemption limit goes from ₹2.4 lakh to ₹6 lakh annually. This simply means that a property owner with income of up to ₹6 lakh for rent per year will not have any deduction as TDS. This new rule is expected to clear the cash flow for landlords in mid incomes and help them to get the refunds easily. Revised Taxation On Rental IncomeRental income will henceforth be known as “income from housing property” under the ambit of Section 28 of the Income Tax Act. This was introduced to clarify the taxation process and to encourage landlords to report rental earnings. The revised framework aims at offering a better financial and tax planning tool for property owners. Implementation Of The Model Tenancy LawThe Model Tenancy Law sets out specific rights and obligations of both the landlord and the tenant, under which prior to raising rent, the landlord must provide written notice of three months to tenants. All landlord-tenant agreements must be registered with the rent authority within 60 days under this measure, which is expected to lessen disputes and ensure transparency in rental transactions. Streamlined Rent Increases And EvictionsThe above new rules aim to bring a degree of order into rent increases and eviction. In requiring prior notice and proper documentation in this regard, the government offers both parties protection by ensuring this. Surely, these provisions are establishing trust and cooperation between landlord and tenant. Effects On Rental MarketIt is expected that the new home rent laws would increase activity in the rental market by solving several longstanding problems. With the new rules, landlords would themselves find the TDS exemption on different heads make the handling of their finances a lot easier while the Model Tenancy Law is meant to bring down the additional anger and eliminated conflicts. Therefore, customers would be easily lured into making more homes available for rent. Looking AheadThese rent rules proved to be more effective in modernizing the rental market of India. By stressing transparency, equity, and efficiency, new and improved systems were built for a well-organized and balanced system. Gradually adapting heads under the roof of robust markets will eventually lead to improved trust in the relationship and well-being of all stakeholders.
